Starlight Investments, in conjunction with WP Osborne Executive Search, is seeking an Asset Manager to join their Asset Management Team. You will oversee a portfolio of multi-family assets in the GTA, driving asset performance, value creation, and investor reporting.

The role involves acquisitions, budgeting, capital planning, leasing strategy, financial analysis, and close collaboration with property managers, lenders, and industry stakeholders.

Qualifications

• University degree in Business, Finance, Urban Development, Real Estate, or related field.
• Minimum 5 years of progressive experience in real estate asset management or property management.
• Experience developing asset strategies that drive value and support investment objectives.
• Excellent organizational skills with multiple priorities.
• Strong communication and presentation skills with stakeholders.
• Proactive problem solving and risk mitigation capability.

Asset Manager

Are you a strategic real estate professional who thrives on driving asset performance, uncovering value creation opportunities, and building strong stakeholder relationships?

The Asset Manager will oversee a portfolio of multi-family assets in the GTA and play a critical role in maximizing asset value, enhancing operational performance, and delivering exceptional results for clients and investors. This position offers the opportunity to work across acquisitions, budgeting, capital planning, leasing strategy, financial analysis, and investor reporting, while collaborating with a broad network of property managers, consultants, lenders, and industry stakeholders.

As the Asset Manager, you will provide analytical leadership, guide operational decision-making, oversee capital initiatives, and ensure each asset within the portfolio meets or exceeds established performance targets.

This is a highly visible role requiring a combination of financial acumen, operational expertise, strategic thinking, and strong relationship management skills.

Key Responsibilities

• Develop, implement, and continuously refine asset plans to maximize property value and investment returns.
• Evaluate portfolio performance against established asset strategies and recommend initiatives to improve results.
• Conduct detailed quarterly financial reviews, performance analysis, and forecasting.
• Establish and manage annual operating and capital budgets.
• Identify, evaluate, and execute value creation opportunities across the portfolio.
• Develop leasing and marketing strategies supported by market intelligence, competitive analysis, and property positioning.
• Review, approve, and monitor capital projects, ensuring timely delivery, quality execution, and alignment with investment objectives.
• Work closely with property management teams to drive operational excellence and asset performance.

Reporting & Client Management

• Prepare and present comprehensive quarterly reports and updates.
• Develop business plans and underwriting assumptions for new acquisitions.
• Manage property tax appeal processes and other value-enhancing initiatives.
• Provide ad hoc analysis and reporting to clients and stakeholders as required.

Stakeholder & Relationship Management

• Direct and collaborate with third-party property management companies on day-to-day asset operations.
• Support acquisitions, dispositions, financing activities, and investor relations initiatives.
• Maintain strong relationships with lenders, municipalities, consultants, and industry partners.
• Lead property tours and presentations for clients, investors, and stakeholders.
• Ensure compliance with lender requirements, regulatory obligations, and governance standards.

• Minimum 5 years of progressive experience in real estate asset management and/or property management.

• Excellent organizational skills with the ability to manage multiple priorities and deadlines in a fast-paced environment.
• Exceptional communication and presentation skills, with the confidence to interact effectively with various stakeholders.
• Strong problem-solving abilities, sound business judgment, and a proactive approach to identifying opportunities and mitigating risks.

The compensation structure is comprised of a base salary that is market competitive and based on factors such as experience, education, designations, and skillset.
