Job summary

BST Canada is seeking an Asset Management Analyst – Real Estate to support management, performance and growth of its Toronto real estate portfolio. This role reports to the Asset Manager and collaborates with Asset Management, Acquisitions, Finance, Capital Planning, Operations and external partners to optimize portfolio performance and drive value creation across multifamily and commercial assets.

Qualifications

  • Degree or diploma in Real Estate, Finance, Accounting, Business Administration, Commerce or related discipline.
  • 3–7 years of relevant experience in real estate asset management, acquisitions, investment analysis, financial analysis, property operations.
  • Real estate industry experience strongly preferred, particularly multifamily residential.
  • Strong Excel and financial modelling skills.

Responsibilities

  • Monitor property and portfolio performance against budgets, forecasts, business plans and acquisition assumptions.
  • Analyze financial results, NOI, variances, occupancy, leasing activity, operating expenses and other key performance indicators.
  • Maintain financial models, cash flow projections, forecasts and asset-level performance tracking.
  • Support budgeting, forecasting and asset-level business planning.
  • Analyze hold/sell, refinancing, repositioning, rent growth and value-creation opportunities.
  • Support capital planning and evaluate the financial impact and expected returns of capital initiatives.
  • Work with third-party property management providers to review performance, investigate variances and follow up on issues.
  • Prepare asset and portfolio reporting, analysis and presentations for management.
  • Conduct market research and comparable analysis to assess market conditions and asset performance.
  • Provide analytical support to Acquisitions, including underwriting, financial modelling, due diligence and sensitivity analysis.
  • Identify and elevate material risks, opportunities and performance issues.
  • Collaborate across Asset Management, Acquisitions, Finance, Capital Planning, Operations and external stakeholders.

As our portfolio continues to grow, we are seeking an Asset Management Analyst – Real Estate to support the management, performance and continued growth of our expanding real estate portfolio.

This is an excellent opportunity for a real estate professional with strong analytical and financial skills who wants meaningful exposure to asset management, portfolio performance, investment analysis, acquisitions and value creation .

Reporting to the Asset Manager, the successful candidate will work closely with Asset Management, Acquisitions, Finance, Capital Planning, Operations and external property management partners. The portfolio is primarily multifamily residential , with additional exposure to specialized commercial real estate.

About the Career Opportunity

Reporting to the Asset Manager, the Asset Management Analyst will:

  • Monitor property and portfolio performance against budgets, forecasts, business plans and acquisition assumptions.

What You Bring
  • Degree or diploma in Real Estate, Finance, Accounting, Business Administration, Commerce or a related discipline.
  • 3–7 years of relevant experience in real estate asset management, acquisitions, investment analysis, financial analysis, property operations or a related field.
  • Real estate industry experience strongly preferred, particularly multifamily residential.
  • Strong Excel and financial modelling skills.
  • Solid understanding of real estate fundamentals, financial statements, NOI, budgets, forecasts and property-level operating metrics.
  • Ability to analyze underwriting, investment assumptions, financial returns and scenarios.
  • Strong analytical, critical-thinking and problem-solving skills, with the ability to look beyond the numbers and understand what they mean for an asset or investment.
  • Experience with asset-level reporting, budgeting, forecasting or business planning.
  • Exposure to acquisitions, due diligence, refinancing, dispositions or value-creation initiatives is an asset.
  • Strong communication and relationship-building skills, with the ability to collaborate effectively across internal teams, property management providers and external advisors.
  • Proactive, organized and accountable, with the ability to manage multiple priorities, work independently and take ownership in a lean, entrepreneurial environment.
  • Intellectual curiosity, adaptability and a demonstrated commitment to continuous improvement and high-quality work.
