Job summary

Nicola Wealth is seeking an Analyst, Real Estate Asset Management to support the Asset Management Team in Vancouver and Toronto. This full-time in-office role partners with cross‑functional teams to drive asset performance and value creation.

The ideal candidate has 1–3 years in real estate asset management, strong financial modeling skills, and proficiency with Excel, Argus, and Yardi. A finance/real estate degree is required; relocation is not specified.

Qualifications

• 1-3 years real estate experience in asset management, appraisal, brokerage or related sectors.
• Bachelor’s degree with an emphasis in finance, real estate or related discipline.
• Experienced with financial modeling and discounted cash flow analysis for lease strategies.
• Comfortable with large datasets and AI-assisted solutions for research and reporting.
• Strong computer skills with advanced MS Excel and experience with Argus; Yardi knowledge is a plus.

Responsibilities

• Oversee the full valuation cycle with the Valuations Manager and Finance, coordinating appraisals.
• Identify opportunities to enhance asset management workflows using technology and analytics.
• Perform detailed financial analyses for existing property investments and hold-sell decisions.
• Conduct research on property types and market trends in commercial real estate.
• Administer leasing software (YARDI Deal Manager) across assets and onboard brokers.
• Coordinate insurance appraisals for Canadian and US portfolios and support insurance programs.
• Manage IPD reporting including collection of property statistics and data entry into Yardi.

Purpose of the Role

Reporting to theDirector,Asset Management,the Analyst, Real EstateAsset Managementwillbe responsible forsupporting the Asset Management Team.This is a full-time, in-office role which requires a high degree of collaboration and communication amongst team members both in Vancouver and in Toronto.

Core Responsibilities

• Collaborate with the Valuations Manager and Finance team to oversee the full valuation cycle, including coordinating data delivery to third party appraisers, performing detailed reviews of appraisals, and ensuring internal valuation models are accurately updated.
• Identifyopportunities to enhance asset management workflowsthrough the use oftechnology, automation, and advanced analytical tools, improving efficiency, scalability, and data quality across the portfolio.
• Undertaking detailed financial analyses for existing property investments including net effectiverent calculations, analysis supporting repositioning strategies and hold-sell analysis, to support Asset Managers.
• Undertake research for specific property types and markets as well as trends in commercial real estate.
• Administer leasing software supporting the leasing program for all assets (YARDI Deal Manager), including the introduction of the system to new brokers.
• Manage thetimelydelivery of insurance appraisals for the Canadian and US property portfolios and providing analytical andgeneral supportfor the property insurance program.
• Manage IPD reporting including collection of property statistics and entry into Yardi.

Required Skills & Qualifications

• 1-3years of real estate experience in asset management, appraisal,brokerageor related sectors.
• Bachelor’s degree with an emphasis in finance, realestateor a related discipline.
• Experienced with financial modeling and discounted cash flow analysis, contributing to the preparation of major lease recommendation memos to support leasing strategy and asset management decisions.
• Comfortable working with large datasets andutilizingtechnology, analytical tools, and AI-assisted solutions to support research, reporting, and asset management activities.
• Strong computer skills with advanced knowledge of MS Exceland experience withArgus.
• Knowledge ofYardisuiteofmodulesis an asset.

Compensation & Benefits Package

This position comes with a competitive base salary hiring range of $70,000 - $78,000, dependent on experience, skills, qualifications and internal equity.
