Job summary

CAPREIT is seeking an Asset Management Analyst to build financial models and analyze multifamily assets to drive value. You will support quarterly valuations and performance reporting, working with a team focused on portfolio optimization and decision support.

The role combines financial analysis, market research, and collaboration with auditors and third-party consultants, in a hybrid Toronto office environment.

Qualifications

  • 1–2 years in finance, valuations, or real estate preferred.
  • Experience with financial modeling.
  • Bachelor’s in accounting or finance; professional designation encouraged.

Responsibilities

  • Prepare financial models and analyses to evaluate asset performance.
  • Analyze portfolio to identify trends, value-add opportunities, and improvement areas.
  • Track occupancy, rent collections, leasing velocity and expenses across multifamily assets.
  • Maintain and update property-specific information and performance tracking tools.
  • Assist in valuation modeling using direct capitalization and discounted cash flow.
  • Conduct market research to form NOI forecast assumptions.

Position Summary

We are seeking a highly motivated and detail-oriented Asset Management Analyst who will prepare various financial modeling and analyses in order to aid in monitoring asset performance, delivering actionable insights to aid in decision-making. The Asset Management Analyst will also support the quarterly valuation process of CAPREIT’s Canadian investment properties for financial reporting purposes. This role is ideal for individuals passionate about financial markets, real estate, and portfolio optimization.

Responsibilities
  • Preparing various financial models and analyses to aid in evaluating the performance of the assets for business insights and the purpose of adding value.
  • Conduct quantitative and qualitative analysis of the portfolio with a goal of identifying trends, value-add opportunities, and areas for improvement by comparing past and current asset performance.
  • Track and analyze the financial and operational performance of multifamily assets, including occupancy rates, rent collections, leasing velocity, and expense management.
  • Maintain and update property-specific information and performance tracking tools.
  • Track and prepare analyses evaluating capital improvement projects, ensuring alignment with strategy, timelines, and budget.
  • Perform scenario and sensitivity analyses to assess the impact of market changes and investment decisions.
  • Evaluate the return on investment on value-add initiatives including unit upgrades, renovations, amenity enhancements, and operational efficiencies.
  • Participate in team meetings, brainstorming sessions, and continuous improvement efforts.
  • Assist in preparing valuation models using direct capitalization and discounted cash flow techniques.
  • Conduct market research to form key assumptions to be used in NOI forecasting and valuation models.
  • Prepare research reports and memos summarizing recent developments within the multifamily real estate market.
  • Coordinating and administrating valuations with third-party consultants.
  • Review and summarize third-party data to ensure accuracy and reasonability of inputs.
  • Preparation of analysis for quarterly and annual valuation results for management.
  • Assist in the preparation of the Management’s Discussion and Analysis and Financial Statements on a quarterly basis.
  • Liaise with external auditors to address process specific requirements related to the quarterly and year end audit review process.
Job Requirements/Qualifications
  • 1-2 years of finance or valuations experience, real estate experience or knowledge preferred
  • Experience with financial modeling
  • Bachelor’s degree in accounting or finance
  • CPA, CFA, or CBV (member or candidate with intention to complete designation)
  • Strong time management, multi-tasking and organizational skills with an ability to meet quick deadlines
  • Strong attention to detail & analytical skills
  • Excellent written, oral, and interpersonal communication skills
  • Advanced knowledge of MS Office Suite functionality
  • Experience with Power BI preferred
