Starlight Investments, in conjunction with WP Osborne Executive Search, is seeking a Commercial Leasing Manager.

Leasing Manager, Commercial

Reporting to the Vice President, Asset Management, the Leasing Manager plays a key leadership role in driving the performance and success of leasing operations across an office portfolio in markets throughout Canada. As an influential member of the team, this individual will be responsible for maximizing occupancy, supporting revenue growth, and delivering best-in-class leasing strategies that enhance asset value and portfolio performance, while ensuring tenant satisfaction.

Duties and Responsibilities

• Build and maintain strong business relationships with prospective/existing tenants, brokers and property managers in order to achieve/exceed leasing targets and asset management objectives;
• Source, qualify, and secure prospective tenants while managing relationships with existing tenants;
• Strategically negotiate financial and legal terms of lease proposals, agreements, amendments, and renewals, in support of the asset management objectives for each location, to attract/retain tenants and maximize the property value;
• Prepare and review leasing documentation ensuring quality, accuracy, coherence and strength of language;
• Serve as the market expert by providing research data (i.e. competitive rates, tenant activity, market conditions etc.) to support strategic lease decisions;
• Partner with the Asset Manager to create and implement strategic marketing initiatives designed to target specific units and tenant mix;
• Prepare leasing reports to highlight leasing activity (e.g. on-going, conditional, closed), budgets, forecasts, market, income levels, etc.;
• Present to senior management and institutional partners on leasing activity, strategy, market conditions, and key portfolio opportunities;
• Implement and evaluate brand and marketing programs (e.g. meetings, functions, and organized events) to generate new tenant leads and enhance business relationships with existing tenants and their representatives.

Qualifications

• University Degree or College Diploma with over two years’ experience in a leasing role, preferably within the office, retail and/or industrial asset classes
• Experience building business relationships with tenants, the brokerage community, investors and various internal and external stakeholders while providing exceptional customer service
• Strong business and financial acumen demonstrated in their ability to negotiate strategically and establish beneficial contractual agreements.
• Proficient analytical skills and attention to detail
• Excellent verbal and written communication skills with expertise in report writing/presentation.
• Demonstrated marketing skills and capacity to establish strong working relationships internally, in a team-oriented environment
• Travel flexibility throughout the Greater Toronto Area, as well as potentially longer distance air travel to other market areas within Canada

The compensation structure is comprised of a base salary that is market competitive and based on factors such as experience, education, designations, and skillset. It also includes a discretionary annual performance bonus tied to weighted performance targets and company performance, and company medical/dental benefits, healthcare spending accounts, a tiered employer matching group retirement savings plan and parking/Presto allowance.
