Responsibilities

As an Apartment Maintenance Supervisor, you will oversee and coordinate all mechanical and technical support for the property with limited supervision. You will ensure the building and all areas meet Hines standards for appearance, safety, cleanliness, and functionality. Responsibilities include, but are not limited to:

• Providing leadership and support to team members, ensuring they have the tools and resources needed to meet or exceed expectations. Promoting a collaborative team environment.
• Managing work orders generated from resident requests.
• Ensuring routine upkeep, repairs, and replacements are performed while maintaining safety standards.
• Establishing and maintaining standards for cleanliness and appearance to meet ownership objectives.
• Managing the make-ready process, inspections for new move-ins, coordinating with contractors and vendors, and completing maintenance tasks.
• Implementing and overseeing inventory control.
• Responding to questions from staff and residents, and prioritizing work requests efficiently.
• Keeping safety information current and ensuring compliance with safety laws and regulations.
• Preparing and managing the maintenance and capital expense budgets.
• Participating in regional and company-wide initiatives and evaluations.
• Performing maintenance and repairs on mechanical, electrical, plumbing, HVAC, and appliance equipment.
• Complying with all policies, procedures, and safety laws.
• Managing personnel overtime, auditing, and approving timesheets.
• Providing staff with necessary equipment, tools, and training.
• Leading staff hiring, training, counseling, and scheduling.
• Adjusting and operating fire alarm and life safety systems.
• Monitoring and managing energy use and programs.
• Ordering, stocking, and controlling inventory of parts and supplies.
• Troubleshooting operational problems with limited supervision.
• Completing required training programs timely.
• Analyzing data for financial and operational decisions.

Qualifications

Minimum requirements include:

• High school diploma or equivalent preferred.
• At least two years of property maintenance management or leadership experience.
• Required city or government licenses or permits (e.g., HVAC, Pool & Spa).
• Ability to obtain necessary licenses within six months if not already licensed.
• Strong knowledge of plumbing, electrical, carpentry, HVAC, and appliances.
• Proficiency in Microsoft Office and work order management software.
• Proven leadership and training abilities.
• Excellent communication and customer service skills.
• Physical ability to work standing, lift 25 lbs, climb stairs/ladders, and access confined spaces.
• Availability for varied shifts, overtime, and on-call work as needed.
