An established industry player is looking for a skilled Facility Professional to manage facility contracts and oversee operations across Brazil and Latin America. This role involves ensuring compliance with service agreements, optimizing real estate solutions, and maintaining critical infrastructure. Introduction
We are seeking an experienced Facility Professional to oversee the management of facility contracts, ensuring that all services are delivered according to contract terms, performance standards, and operational requirements.
This position will focus on day-to-day facilities management of IBM buildings in Brazil, while also providing support to other locations across the Latin America region.
This role will act as the main point of contact for service providers, ensuring compliance with internal standards and regulations, controlling costs, preparing operational reports, and promoting continuous improvement and operational excellence. The role reports directly to the Latin America FM manager.
Fluency in English is essential, and proficiency in Spanish is highly desirable.
Your role and responsibilities
Provide oversight of the FM Suppliers and their service delivery teams to ensure ongoing delivery consistency with the contract scope of work and service level agreements.
Administer the contract scope, SLAs, and KPIs with the service provider across the portfolio.
Manage within the allocated budget.
Provide recommendations to optimize real estate footprints and develop affordable space solutions for employees, clients, and partners.
Work with your manager to prioritize spending items and set priorities.
Facilitate the development, prioritization, and execution of a multi-year expense and capital investment plan for the portfolio.
Maintain regulatory and legislative compliance, ensuring that the facility management teams deliver services within all company and real estate policies, processes, and contract terms.
Ensure continuous operations of all critical infrastructure and develop emergency response and disaster recovery plans.
Coordinate with Finance, Procurement, and Contracts COE for purchase orders, invoice approvals, and change orders for all investment requirements.
Manage vendors to ensure the successful delivery of amenity programs and food services.
Review and implement recommendations from loss prevention insurance partners.
Required technical and professional expertise
Facility management experience with a background in Real Estate.
Fluency in English and Spanish.
Financial analysis and controls skills.
Strategic planning related to major building upgrades, relocations, and rearrangements.
Awareness of Environmental, Health, and Safety regulations.
Technical leadership to manage engineering consultants, project managers, trades, and service providers.
Strong influencing, negotiation, and communication skills.
Experience managing outsourced service contracts in a corporate environment.
Preferred technical and professional experience
Degree in Engineering, Architecture, Business Administration, or related field, with relevant facilities management experience.
Certification in Lean Six Sigma with experience applying Lean methodologies.
Project management skills and familiarity with agile methodologies.
Ability to diagnose issues, recommend solutions, and lead deployment.
Skill in documenting technical guidance, processes, and best practices.
Proficiency in MS Office; knowledge of AutoCAD (or similar) and CMMS systems is desirable.
