Job summary

Swing Factory is seeking a hands-on Site Manager/Foreman to lead on-site delivery of our new venue in Moreton Bay, QLD. The project is scheduled to commence in Q1 2027 and extend for a 12-month contract.

You will own the construction program, coordinate trades and materials, and ensure safety, QA, and progress reporting while aligning with the Construction Manager to keep milestones on track.

Qualifications

• Proven experience as Site Manager/Foreman on commercial fitout, hospitality, retail or light-industrial builds.
• You write and manage the construction program with a 4–6 week look-ahead.
• Strong sequencing, coordination, and ability to lock in start dates and durations.
• Track record of holding subcontractors to dates and writing confirmatory docs.
• Safety leadership and good knowledge of codes of practice.

Responsibilities

• Own the on-site execution and ensure works are coordinated, compliant, and on program.
• Lead site establishment, daily coordination and sequencing.
• Coordinate trades, materials, subcontractors, and suppliers to milestones.
• Secure firm commitments from contractors with written start dates and durations.
• Maintain QA, defects, RFIs, site diaries and documentation.
• Interface with consultants, inspectors, certifiers and authorities for sign-offs.
• Support procurement, progress claims validation and monthly reporting.

About the Role

As our Site Manager/Foreman you will be responsible for day-to-day site execution — making sure works are coordinated, compliant, on program, and always safe.

You will:

• Own the construction program. You build it, you drive it, you update it. Oversee a live program maintained by you, with a rolling 4-6-week look-ahead
• Lead site establishment, daily coordination and sequencing
• Co-ordinate trades, materials, subcontractors and suppliers to achieve program milestones
• Secure firm commitments from contractors - locked-in start dates, durations and manpower. Trades working to your sequence.
• Push the job to hit objectives and target dates, and elevate early when something threatens them
• Troubleshoot on the spot - find the practical solution that keeps the job moving
• Maintain overall site efficiency
• Manage QA, defects, RFIs, site diaries and documentation
• Own WHS on site - site inductions, toolbox, SWMS, access control, incident management
• Interface with consultants, inspectors, certifiers & authorities for sign-offs
• Support procurement, progress claims validation and monthly reporting
• You will work closely with Swing Factory's Construction Manager

What we're looking for

• Proven experience as a Site Manager / Foreman on commercial fitout, hospitality, retail or light-industrial builds
• A programmer first and foremost. You write your own program and manage the trades to it
• Strong construction sequencing and coordination capability - you can see the program 4–6 weeks ahead and you know what needs to be locked in now to protect it
• A track record of holding subcontractors accountable to dates - chasing commitments, confirming them in writing, and making sure no single trade's convenience derails the sequence
• Willing to push the project to achieve objectives and target dates
• Strong troubleshooter - you find the best solution for the problem in front of you, quickly
• Strong WHS leadership - you create safe sites and safe behaviours
• A sound knowledge of construction generally, and sound understanding of specific legislation and relevant Codes of Practice
• High ownership mindset - you solve problems early and keep momentum
