Job summary

Gough Recruitment in Sydney’s Lower North Shore seeks an experienced Strata Manager or Senior Strata Manager to join a boutique practice. You will manage a quality portfolio of about 30 buildings and 1,100 lots across the North Shore and CBD, including BMCs, with a focus on compliance and high service standards.

The role offers flexibility with 2–3 days of work-from-home, Monday–Friday hours, and one of the strongest remuneration packages in the market, including an attractive OTE and ongoing

Qualifications

• Previous strata management experience.
• Experience managing your own portfolio.
• Strong knowledge of strata legislation and compliance.
• Confidence chairing meetings and dealing with committees.
• A Strata Managing Agent License or relevant strata qualifications.

Responsibilities

• Manage approximately 30 buildings / 1,100 lots across North Shore and CBD.
• Oversee residential, commercial and mixed-use schemes including BMCs.
• Prepare for and follow up on committee and general meetings; host and chair AGMs and other meetings.
• Build strong relationships with committees, owners and key stakeholders; liaise with contractors and service providers.
• Handle financial reporting, budgeting and levy/service charge invoicing; monitor arrears and coordinate collections.

The Role:

You will manage an established portfolio of approximately 30 buildings / 1,100 lots across the North Shore and CBD, with the largest scheme sitting at approximately 336 lots.

The portfolio offers excellent variety across residential, commercial and mixed-use schemes, including BMCs.

Your responsibilities will include:

• Managing approximately 30 buildings / 1,100 lots
• Managing residential, commercial and mixed-use schemes
• Managing BMCs
• Preparing for and following up on committee and general meetings
• Hosting and chairing AGMs, Executive Committee meetings and other meetings as required
• Building strong relationships with committees, owners and key stakeholders
• Financial reporting, general accounting and budgeting
• Managing levy and service charge invoicing
• Monitoring arrears and implementing collection strategies where required
• Coordinating repairs and maintenance
• Liaising with contractors and service providers
• Managing and enforcing rules and by-laws
• Issuing relevant notices, orders and certificates
• Ensuring schemes remain compliant with relevant legislation

About You:

To be considered, you will ideally have:

• Previous strata management experience
• Experience managing your own portfolio
• Strong knowledge of strata legislation and compliance
• Confidence chairing meetings and dealing with committees
• Excellent communication and relationship-building skills
• Strong organisation and time-management skills
• Experience with BMCs and mixed-use schemes highly regarded
• A Strata Managing Agent License or relevant strata qualifications
