Job summary

Core Advisory in Morwell is recruiting an experienced Property Manager to oversee a residential portfolio across the Latrobe Valley. You will be the main contact for owners and tenants, ensuring timely communication and compliance.

You will manage maintenance, arrears, inspections, renewals and vacates with Saturday rosters on a rotating basis. A current Agent's Representative Certificate and Australian work rights are required.

Qualifications

• Must be organised and able to manage a portfolio end-to-end.
• Strong written and verbal communication skills are essential.
• Sound knowledge of the Residential Tenancies Act and related compliance.

Responsibilities

• Manage a portfolio of residential properties across Morwell and surrounding areas.
• Act as primary contact for landlords and tenants and coordinate maintenance.
• Manage arrears, breach notices, and VCAT applications as required.
• Conduct routine inspections and prepare condition reports.
• Handle lease renewals, rent reviews and vacancies.
• Oversee bond claims and final inspections and ensure tenancy compliance.

A growing property advisory and management business is seeking an experienced Property Manager to manage a portfolio of residential properties across the Latrobe Valley.

This privately owned firm provides strategic property advice, portfolio management and transactional support to a select client base, combining industry expertise with structured systems and strong operational support.

Due to continued growth, we are seeking someone who enjoys taking ownership of their portfolio and building long-term relationships with both landlords and tenants.

The Role

This role will see you managing your own residential portfolio end to end, acting as the main point of contact for owners and tenants while ensuring compliance and strong communication throughout.

Key responsibilities include:

Managing a portfolio of residential properties across [Morwell, Traralgon, Moe and surrounds]

Acting as the primary point of contact for landlords and tenants

Coordinating maintenance from request through to completion, with support from virtual assistants

Managing arrears, breach notices and VCAT applications and attendance

Conducting routine inspections and preparing condition reports

Handling lease renewals, rent reviews and rental appraisals

Overseeing vacates, bond claims and final inspections

Maintaining compliance with the Residential Tenancies Act

Saturdays on rotation, not every week

About You

We are looking for someone who is organised, confident and takes pride in managing their portfolio well.

Applicants must have valid Australian work rights to be considered for this position.

You will ideally have:

Availability to work rostered Saturdays, shared across the team

A current Agent's Representative Certificate

A reliable car and current driver's licence

Sound working knowledge of the Residential Tenancies Act

Excellent written and verbal communication skills

Strong organisation and attention to detail
