Elders Warragul and Moe is seeking an experienced Portfolio Property Manager to oversee a portfolio of about 150 residential properties. You will act as the main liaison for rental providers and tenants, ensuring assets are well managed and compliant with Victorian tenancy laws.

Due to continued growth, we are seeking an experienced Portfolio Property Manager to join our growing team as our third Property Manager.
You will be responsible for the professional, efficient and compliant management of an allocated residential portfolio of approximately 150 properties.
This role is focused on building strong relationships with rental providers and renters, protecting our clients' assets, maintaining portfolio performance and ensuring properties are managed in accordance with Victorian residential tenancy legislation, agency procedures and industry best practice.
We are looking for someone who takes genuine ownership of their portfolio.
Previous property management experience is essential for this position. Applicants must have completed a Certificate IV in Real Estate Practice or other relevant recognised real estate qualification and meet the requirements to work as an Agent's Representative in Victoria. Manage an allocated portfolio of approximately 150 residential rental properties.
Act as the primary point of contact for rental providers and renters.
Develop and maintain strong, professional relationships with clients.
Respond to enquiries and resolve issues professionally and efficiently.
Maintain accurate property, renter and rental provider records, documentation and file notes.
Monitor rental payments and arrears and follow the agency's arrears management procedures.
Coordinate and conduct routine inspections and prepare comprehensive inspection reports.
Receive, assess and coordinate maintenance requests and follow matters through to completion.
Monitor lease expiries and liaise with rental providers regarding renewals and rental reviews.
Prepare and issue lease renewal, rent increase and other required documentation.
Ensure properties are managed in accordance with the Residential Tenancies Act 1997 (Vic), associated regulations and applicable minimum standards.
Manage notices to vacate and coordinate the vacating process.
Conduct final inspections and manage bond claims and refunds.
Proactively identify and address issues within the portfolio before they escalation.
Work collaboratively with our leasing, administration and wider property management team.
To be successful in this role, you will have:
A minimum of two years' experience as a Property Manager or Assistant Property Manager.
Certificate IV in Real Estate Practice or another relevant recognised qualification.
Eligibility to work as an Agent's Representative in Victoria.
Sound knowledge of Victorian residential tenancy legislation and compliance requirements.
Strong relationship management and communication skills.
Excellent organisational and time-management skills.
The ability to manage competing priorities and deadlines.
Strong attention to detail and accurate record keeping.
A proactive approach to problem solving and portfolio management.
Confidence communicating with rental providers, renters and tradespeople.
A professional and client-focused approach.
The ability to work independently while being part of a supportive team.
A current Victorian driver's licence.
