Job summary

Gough Recruitment AU in Sydney's Lower North Shore is seeking a Senior Property Manager to take ownership of a residential portfolio of about 200 properties and deliver a high standard of service to landlords and tenants.

You will apply your residential PM experience, NSW tenancy knowledge, and strong relationship skills to manage daily operations, oversee maintenance, renewals and inspections, and drive portfolio performance.

Responsibilities

• Managing the day-to-day operations of a residential portfolio (~200 properties).

• Coordinating leasing requirements and lease documentation.

The Role

As Senior Property Manager, you will take ownership of a residential portfolio of approximately 200 properties while delivering a high standard of service to landlords and tenants. Your responsibilities will include:

• Managing the day-to-day operations of a residential portfolio


• Building and maintaining strong relationships with landlords and tenants


• Managing maintenance, repairs and contractor relationships


• Conducting and overseeing property inspections


• Managing arrears, rent reviews and lease renewals


• Resolving tenant enquiries and disputes professionally


• Preparing property updates and recommendations for landlords


• Ensuring compliance with NSW residential tenancy legislation


• Coordinating leasing requirements where required


• Managing lease documentation and applications


• Monitoring portfolio performance and identifying opportunities for improvement


• Maintaining accurate records and ensuring a high standard of compliance

The Ideal

Candidate To be successful, you will have:

• Previous residential Property Management experience


• Ideally 3+ years' experience within the industry


• Strong knowledge of NSW residential tenancy legislation


• A current Certificate of Registration or Real Estate LicenceExcellent communication and relationship management skills


• Strong organisation and time management abilities


• Confidence managing a busy residential portfolio


• A proactive, solutions-focused approach


• Strong computer literacy and experience using property management systems
