Edge Property & Real Estate Recruitment in Adelaide seeks an experienced Senior Property Manager to own a long-standing residential portfolio with autonomy within a supportive team. You will manage end-to-end for landlords and tenants, handle renewals, maintenance, inspections and SACAT matters when needed, and contribute to a positive, results-driven culture.

Qualifications

• 3–5+ years of experience in residential property management.
• Strong knowledge of SA Residential Tenancies legislation.
• Current South Australian Property Management registration.
• Confident managing a portfolio independently end-to-end.
• Strong communication and relationship-building skills.
• Calm, professional and solutions-focused approach.
• High attention to detail and strong organisation skills.

Responsibilities

• End-to-end management of a residential property portfolio.
• Building and maintaining strong, long-term relationships with landlords and tenants.
• Managing lease renewals, rent reviews and arrears.
• Coordinating maintenance and repairs with trusted contractors.
• Conducting routine, ingoing and outgoing inspections.
• Managing SACAT matters where required.
• Ensuring compliance with all relevant legislation and agency procedures.
• Supporting a positive, collaborative team environment.
