Job summary

Edge Property & Real Estate Recruitment is seeking an experienced Senior Property Manager to take ownership of a well-maintained portfolio of approximately 100 properties, all within the eastern suburbs of Adelaide. The role offers autonomy, accountability and a clear path to contribute to management and operations.

You will report to the management team, drive portfolio performance, and support process improvements while mentoring team members as needed.

Qualifications

• Minimum 3 years’ experience in residential property management.
• Ability to manage a portfolio independently, end-to-end.
• Strong knowledge of SA Residential Tenancies legislation.
• Ownership and accountability for portfolio performance.
• Strong reporting, communication and organisational skills.

Responsibilities

• Manage a residential portfolio from start to finish with minimal handover.
• Build and maintain landlords and tenants relationships.
• Handle tenancy management including lease preparation and renewals.
• Conduct routine, entry and exit inspections.
• Oversee maintenance and liaise with contractors.
• Manage rental arrears and debtor control.
• Ensure compliance with SA Residential Tenancies Act and relevant legislation.
• Maintain records and documentation across the portfolio.
• Report portfolio performance to management and provide insights.
