Job summary

Trivium Recruitment represents a highly successful agency in Adelaide with a strong rent roll and ambitious growth plans. We are seeking a senior Property Manager to lead a PM pod and own high-level tenancy matters.

You'll mentor a team of three, drive growth through acquisitions and organic expansion, and handle senior arrears and complex tenancy issues while guiding escalated client and tenant matters.

Qualifications

• 4+ year Property Management professional with leadership maturity.
• Able to lead from the front and manage escalations in tenancy matters.
• Experience shaping departmental growth and building landlord relationships.

Responsibilities

• Lead the PM pod and mentor a team of three across leasing, tenant care and maintenance.
• Manage senior arrears and complex tenancy matters, including SACAT hearings.
• Address escalated client and tenant issues and maintain high-level landlord relationships.
• Contribute to growth strategy and ongoing development of the department.

You'll become the leader of a dedicated property management pod, working alongside a team of three (in addition to this role) across leasing, tenant care and maintenance.

You're the person the team comes to. You'll provide guidance, solve the tricky problems, manage escalations and set the standard, while taking ownership of the senior client and property management matters.

You won't be doing:

Routine inspections

Ingoing or outgoing inspections

Routine tenant care

Lease changes

Open inspections

Day-to-day maintenance management

Instead, you'll focus on:

Leading and mentoring the PM pod

Senior arrears and complex tenancy matters

SACAT hearings

Escalated client and tenant issues

High-level landlord relationships

Helping shape the continued growth of the department

The business also has a dedicated BDM whose sole focus is growing the rent roll, so you can concentrate on delivering an exceptional experience to the clients already on the books.
