Resolver Recruitment is seeking a Senior Property Manager to take ownership of a residential portfolio of approximately 180 properties in NSW. You will handle day‑to‑day landlord and tenant needs, inspections, and leasing with autonomy in a supportive team.

The role emphasizes strong client relationships, organisation, and proactive service. Experience in PropertyTree is valued, along with a current NSW licence and a reliable vehicle.

Qualifications

• Previous experience managing a residential Property Management portfolio.
• Senior Property Management experience highly regarded.
• Current NSW Certificate of Registration or Real Estate Licence.
• Strong organisation and time-management skills.
• Excellent landlord and tenant communication skills.
• Confidence managing a portfolio autonomously.
• PropertyTree experience highly regarded.
• Strong attention to detail and ability to prioritise.
• Professional, reliable and proactive approach.
• Current driver's licence and reliable vehicle.

Responsibilities

• Manage a residential portfolio of approximately 180 properties.
• Build and maintain strong relationships with landlords and tenants.
• Conduct routine inspections.
• Complete ingoing and outgoing inspections.
• Manage leasing across the portfolio.
• Coordinate repairs and maintenance.
• Manage lease renewals and rent reviews.
• Ensure all properties remain compliant and well maintained.
• Maintain accurate portfolio records using PropertyTree.
• Provide a high level of service and communication to clients.
• Work autonomously while contributing to the wider Property Management team.

Are you an experienced Senior Property Manager looking for a well-established portfolio, strong earning potential and the opportunity to work within a supportive real estate team? This is an exciting opportunity to take ownership of a portfolio of approximately 180 properties, with no accounts responsibilities and a highly streamlined client base.

With one long-standing owner holding over 100 properties across just 3–4 buildings, this portfolio offers a unique setup for an experienced Property Manager who enjoys autonomy, building strong client relationships and delivering exceptional service.

About the role

As the Senior Property Manager, you'll take ownership of a residential portfolio of approximately 180 properties, managing the day-to-day requirements of landlords and tenants while ensuring the portfolio runs smoothly and efficiently.

Key responsibilities

• Manage a residential portfolio of approximately 180 properties
• Build and maintain strong relationships with landlords and tenants
• Conduct routine inspections
