Job summary

Dexus is seeking a Senior Operations Manager for QV Melbourne, a landmark mixed-use precinct in Melbourne’s CBD. You will lead operational excellence across retail, office and carpark assets, managing a multidisciplinary team to deliver a safe, compliant and high-performing environment.

You will oversee budgets, contracts and capital projects, collaborate with tenants, service partners and Dexus teams, and drive continuous improvement while mentoring the operations group across Victoria and WA.

Qualifications

• Significant experience leading property operations, facilities management or asset operations.
• Experience in leading multidisciplinary teams and building trust across stakeholders.
• Strong understanding of building operations, essential services, safety, risk and compliance.
• Experience managing operating and capital budgets and contracts.

The Opportunity

QV Melbourne is a landmark mixed‑use precinct in the Melbourne’s CBD, bringing together premium office, retail, dining and entertainment and essential services within one integrated destination.

Reporting to the General Manager Asset, the Senior Operations Manager is a critical leadership role responsible for driving operational excellence, strategic facilities management and capital planning, risk and compliance,and long-term asset performance across this flagship precinct.

This is an outstanding opportunity to take a leading role within one of Melbourne’s most recognisable mixed-use precincts, work alongside an experienced team and influence the continued performance and evolution of QV. Leading a multidisciplinary Operations and Facilities team, you will work across a diverse stakeholder environment encompassing retail tenants, commercial office occupiers, service partners, co-owners and Dexus teams. You will bring strong operational judgement, leadership and a proactive approach, building on the team’s existing capability and ensuring QV continues to deliver a safe, efficient and high-quality experience for its customers and community.

You will make an impact by:

• Lead operational excellence across QV’s retail, commercial office and carpark assets, ensuring a safe, compliant and high-performing precinct.
• Lead, coach and support a multidisciplinary Operations and Facilities team, fostering collaboration, accountability and continued development.
• Act as the key escalation point for property operations, safety, risk and compliance matters across the precinct.
• Build strong partnerships with retail tenants, commercial office occupiers, contractors, service providers and Dexus teams to deliver shared priorities.
• Oversee operational and capital budgets, essential services, maintenance programs and asset improvement initiatives.
• Take a proactive approach to risk, operational resilience and continuous improvement, balancing immediate priorities with the precinct’s longer-term requirements.
• Contribute to broader portfolio initiatives , including contractor management and the implementation of platform wide operational programs.
• In your role as a Senior Operations Manager, provide oversight and guidance to other operations teams in Victoria and Western Australia.

About You

You are an experienced and proactive property operations leader who thrives in complex environments and brings the judgement, energy and influence required to lead from the front. You are equally comfortable working through detailed operational matters, supporting your team and building trusted relationships across a diverse stakeholder environment.

You will bring:

• Significant experience leading property operations, facilities management or asset operations within a large-scale mixed‑use, retail or commercial office environment.
• Proven capability leading and developing multidisciplinary teams, creating clarity and supporting people to perform at their best.
• Strong technical understanding of building operations, essential services, safety, risk and compliance.
• Commercial acumen, including experience managing operational and capital budgets, contracts, service partners and asset improvement programs.
• The ability to plan and prioritise across competing operational demands, anticipate emerging risks and make sound decisions.
• Strong stakeholder engagement and influencing skills, with the agility to work effectively across retail, commercial office and corporate environments.
• A curious and adaptable mindset, with a genuine interest in continuous improvement, innovation and better ways of working.
• Relevant tertiary qualifications, or equivalent career experience, in property operations, facilities management or a related discipline.
