Job summary

Ray White Newcastle Lake Macquarie is seeking an experienced Senior Property Manager to take full ownership of a residential portfolio of around 200 properties. The role offers significantly above-award remuneration and a competitive package, with a brand-new, modern office in the Newcastle CBD and secure parking.

You will manage end-to-end tenancy, select tenants, coordinate maintenance, prepare owner statements, and drive rent-roll growth while staying compliant with NSW tenancy legislation.

Qualifications

• 2+ years managing a residential portfolio.
• Experience with NSW tenancy legislation and tribunal matters.
• Strong written and verbal communication skills.
• Current driver’s licence and reliable transport.
• Detail-oriented with good systems to keep files watertight.

Responsibilities

• Own end-to-end management of a residential rental portfolio.
• Select tenants, manage leases, and conduct inspections.
• Coordinate maintenance and repairs with local tradespeople.
• Prepare owner statements, manage arrears, and minimise tribunal matters.
• Conduct market appraisals and recommend rental increases.
• Build landlord and tenant relationships that last.
• Ensure compliance with NSW tenancy legislation.
• Support growth of rent roll and meet team targets.
