The ideal candidate has 8+ years in construction delivery, with experience in residential and multi-facet projects, and strong contract, safety and scheduling skills.

Qualifications

• Eight or more years in construction delivery.
• Experience delivering residential projects end to end.
• Experience running several concurrent projects or work fronts.
• Strong commercial awareness and contract administration skills, including security of payment legislation.
• Ability to read and coordinate architectural, structural, services and shop drawings.
• Knowledge of NCC, Australian Standards and Queensland WHS requirements.

XXL is a growing Brisbane builder delivering residential, commercial and industrial projects from concept to completion. Our work ranges from architecturally designed homes and rural precincts through to engineered steel structures, industrial builds, fit-outs and make-good works.

The role

We are looking for an experienced Projects Manager to run our live projects, from estimating handover through to practical completion, handover and defects close-out.

This is a multi-project role. One current project alone carries several sub-projects on one rural property (renovation, new builds, sheds and tiny homes), with other jobs running beside it. You will run the complex jobs yourself and direct our Contracts Administrators on the day-to-day administration of the rest.

This is a hands-on role with real autonomy and plenty of support. You will have direct access to the directors, who are hands-on but based offshore, and you will run the ground in Brisbane alongside our Construction Manager, working closely with estimating, administration, site teams, subcontractors and clients to keep every project commercially sound, well run and moving forward.

What you’ll own

Every live project at once: one program, one resourcing plan and one cost and risk view across the portfolio

Project program, budget, cost-to-complete, forecast final cost and margin

Progress claims, variations, extensions of time and contract administration

Subcontractor and supplier procurement, coordination and performance, including kit building and steel supply

Design, engineering, approvals and consultant coordination

Site safety, quality and compliance

Client and stakeholder relationships, as the senior client contact on every project

Practical completion, handover and defects

Direction and development of Contracts Administrators, the Leading Hand and site teams

Early identification and resolution of project and commercial risks

You will not be buried under layers of management. We expect our Projects Manager to take ownership, make decisions and communicate clearly, with support available when needed.

Key skills and experience

You will be someone who knows how to run construction projects properly, more than one at a time, and takes pride in the outcome. We would expect eight or more years in construction delivery, with at least three running projects end to end. You will bring:

Experience delivering residential projects end to end, including architecturally designed homes and regional or rural sites

Experience running several concurrent projects or work fronts, directing contracts administrators or site staff

Strong commercial awareness and construction contract administration skills, including Queensland security of payment legislation

Confidence managing subcontractors, suppliers, consultants and clients

The ability to read and coordinate architectural, structural, services and shop drawings

Working knowledge of the NCC, Australian Standards and Queensland WHS requirements

Strong organisation, judgement and problem-solving skills, with clear, practical communication in writing and in person

Competence in Excel, scheduling software and cloud-based project systems

A tertiary qualification in construction management, engineering or quantity surveying, or a trade background with a proven move into project or contract management

Current White Card and C-class driver licence

Commercial or industrial delivery (in particular steel portal-frame and kit buildings), design and construct experience, cost-plus or open-book experience, and a QBCC Site Supervisor licence would all be advantageous.
