Job summary

BeWell Brands, home to Jetts Fitness and O-Studio, seeks a Leasing Manager to own end-to-end commercial negotiations for new sites, from initial identification through to term sheets and lease execution. This role is pivotal in growing our franchise network with strategic leasing outcomes.

You’ll lead landlords negotiations, draft OTIs and HOAs, structure deals with incentives and landlord works, and collaborate with external partners to turn HOAs into binding documents.

Qualifications

• 3+ years’ experience in commercial leasing or tenant representation.
• Experience in retail property management is advantageous.
• Familiar with retail lease structures and incentives.
• Ability to interpret architectural plans and landlord works schedules.

Responsibilities

• Lead end-to-end lease negotiations with landlords and agents.
• Draft Offers to Lease and Heads of Agreement using brand parameters.
• Structuring deals to maximise landlord contributions and rent-free periods.
• Collaborate with Project Managers to include Lessor Works in negotiations.
• Maintain leasing pipeline in HubSpot and report to SLT.

What you'll do

Reporting to the Head of Property and Development, you’ll own the end-to-end commercial negotiation process for new Jetts and O-Studio sites, from initial site identification through to term sheets, Heads of Agreement and final lease execution.

The Leasing Managerplays a pivotal role in shaping the growth and sustainability of our franchise network. You'll be at the centre of our expansion strategy, driving best-in-class leasing outcomes that support performance, profitability, and long-term success across the group. This is not an administrative leasing role, it's a seat at the table.

Working closely with thebroader leadership team, you'll:

• Leading lease negotiations with landlords, developers and leasing agents to secure favourable terms
• Drafting, issuing and negotiating Offers to Lease (OTLs) and Heads of Agreement (HOAs) using brand technical and financial parameters
• Structuring deals to maximise landlord contributions, fit-out incentives and rent-free periods
• Working with Project Managers to build Lessor Works (Category 1) scope into negotiations, including floor loadings, power and HVAC requirements
• Partnering with external leasing partners and legal counsel to turn HOAs into binding lease documentation
• Reviewing lease clauses for brand standards, 24/7 operations and council compliance
• Managing the leasing pipeline in HubSpot and providing weekly reporting to the Senior Leadership Team

Who you are

You're commercially savvy with a strong eye for detail. You approach leasing as a strategic lever for growth, acting as a true business partner and taking ownership of every deal from negotiation to execution.

Skills and Experience

Required

• 3+ years’ experience in commercial leasing, tenant representation or retail property management (fitness or wellness sector experience highly regarded)
• Strong working knowledge of retail lease structures, incentive negotiations and outgoings
• Technical literacy to interpret architectural plans, engineering requirements and Landlord Works schedules
• A confident, commercially sharp negotiator who thrives on getting deals across the line
• High level of organisation, accuracy, and attention to detail.
• Strong communication skills with the ability to simplify complex information for business owners.
• Franchise industry experience (preferred not essential)
