Business Development Manager – Construction Tech | Sydney | On-Market Salary + Uncapped Commission

Irongate Solutions has spent the last five years building something genuinely rare in Australian construction tech: the only fully integrated turnstile and access control provider operating across AU and NZ. Founder-led. Bootstrapped. Growing off the back of a service model that's so sticky, they've essentially never lost a client mid-contract.

That's not a claim. It's the reason this role exists. Tier 1 and Tier 2 builders — the Mirvacs and Richard Crookes of the world — don't churn once they're in. Which means the pipeline this person inherits is already warm, and the job is about compounding relationships, building new relationships with builders that don't yet know about the solution, not fighting for scraps in a crowded market.

Irongate is now hiring a second BDM to sit alongside the current rep, with a genuine, stated path toward Sales Manager as the team scales. This isn't a backfill. It's a build.

What You'll Actually Do
  • Own and grow an existing HubSpot account base — spotting new sites and projects before the client even asks

  • Prospect net-new into Tier 1/2 construction builders — site managers, safety managers, project managers

  • Convert high-intent inbound leads at a strong close rate — some deals are genuinely quote-and-close

  • Qualify and scope deals fast — most conversations run 15–20 minutes on the phone or Teams

  • Get out to site roughly one day in five, mainly to build trust with net-new clients who need to look you in the eye first

  • Run a live pipeline of concurrent opportunities, closing roughly 15-20 deals a month

  • Work deal sizes from $30K average up to $250K+ on the larger sites and corporate deals

Who This Suits

You don't need eight years of enterprise sales experience. What matters is whether you can build rapport fast with tradies and site managers, run a high-volume pipeline without losing track of it, and close without needing to be chased.

  • You're organised by instinct, not by threat — the CRM is current because you keep it that way

  • You're personable with people who don't have time for a pitch — site managers want efficiency, not charm offensives

  • You want a career path, not just a comp plan — Sales Manager is a real conversation here, not a throwaway line

  • You've got some construction, hardware/software, or high-volume relationship sales background (events, ticketing — selling against project deadlines)

  • You're not the classic long-cycle, multi-stakeholder enterprise closer — this motion moves faster than that, and that's the point

Some construction sales experience helps, but it's not essential. Reliability, rapport and pipeline discipline matter more than a specific CV line.
