Job summary

Candii in Perth is seeking an experienced HVAC service estimator to own pricing for commercial maintenance contracts. You will develop quotes from quick-turnaround service to tenders up to multi-million dollars, and you will manage whole submissions across a national client base.

Reporting to the National Estimator, you will build pricing from first principles, coordinate with service teams and subcontractors, and ensure competitive, compliant proposals that win work while protecting margins.

Qualifications

• Minimum two years in an estimating role
• Commercial HVAC, mechanical services or building services background
• Ability to read a scope and price the risk
• Strong written communication
• Confidence working with pricing schedules, procurement documents and digital systems
• Excellent organisational skills and the discipline to manage deadlines
• Located North of the River; Australian Citizen or Permanent Resident

HVAC Service Estimator | Commercial Maintenance Perth, North of the River | Full Time

Most estimators spend their careers chasing the next job. This one is built on contracts that renew, clients that stay, and a pipeline that does not disappear when the construction cycle turns.

About the Role

Reporting to the National Estimator, you will own the pricing of commercial HVAC maintenance work, from quick turnaround service quotes through to tenders in the $40,000 to $200,000 range. The largest submission to date sat at $1.5 million.

You will:

• Price and prepare commercial HVAC maintenance proposals and contract renewals
• Lead pricing and submissions for new maintenance tender opportunities
• Build pricing from first principles, covering labour staging, scheduling, equipment scopes and whole of contract cost
• Interrogate scopes of work, specifications, pricing schedules and procurement documents
• Work with service teams, branch managers and subcontractors to confirm pricing, scope and service requirements
• Manage submission requirements and deadlines across multiple live opportunities

You will have real ownership of your numbers. This is not a role where you fill in someone else's template and pass it up the line.

What You'll Need to Succeed

• Minimum two years in an estimating role, pricing works and preparing submissions

• Strong written communication, your submissions are what the client actually judges
• Confidence working across pricing schedules, procurement documents and digital systems

• Located North of the River | Australian Citizen or Permanent Resident

Highly regarded:

• Maintenance contract pricing, contract renewals or recurring service pricing
• Planned preventative maintenance structures, scheduling and compliance requirements
• Subcontractor service pricing and service scope negotiation
• Formal tender submissions and procurement panel processes

Worth knowing: maintenance estimating is its own discipline. A strong construction or project estimator can absolutely make the move, but if you have priced maintenance contracts, renewals or service tenders before, you will be well ahead from day one.
