Job summary

Accor Apartments & Realty in Sydney is seeking a Facilities Manager to lead operational performance, maintenance, compliance, and long-term asset strategy across a portfolio of purpose-built student accommodation communities.

Reporting to the Portfolio Manager, you will steer building operations, contractor management, capital works, sustainability, and regulatory compliance to ensure safe, efficient environments and exceptional resident experiences.

Qualifications

• Proven facilities management experience in residential or hospitality sectors.

Purpose

The Facilities Manager is responsible for leading the operational performance, maintenance, compliance, and long-term asset strategy of a portfolio of purpose-built student accommodation communities. Reporting to the Portfolio Manager, this role provides leadership across building operations, contractor management, capital works, sustainability initiatives, and regulatory compliance, ensuring safe, efficient, and customer-focused environments from pre-opening through ongoing operations while supporting exceptional resident experiences.

Primary Responsibilities

• Lead building operations, essential services, and maintenance strategies across a multi-property accommodation portfolio.
• Manage contractors, suppliers, and service agreements to optimise performance, compliance, and value.
• Drive WHS, risk management, emergency preparedness, and building regulatory compliance initiatives.
• Oversee maintenance budgets, capital works projects, and long-term asset lifecycle planning.
• Foster strong stakeholder relationships while delivering exceptional resident and customer experiences.

Skills and Experience

• Significant facilities management experience within residential, hospitality, property, accommodation, or related sectors.
• Strong technical expertise across HVAC, fire safety, electrical, security, plumbing, and building systems.
• Demonstrated success managing contractors, maintenance programmes, compliance obligations, and service delivery standards.
• Sound knowledge of WHS legislation, risk management frameworks, and statutory building requirements.
• Exceptional communication, financial management, stakeholder engagement, and leadership capabilities with a hands-on approach.
