Job summary

Capstone Recruitment seeks a hands-on Facilities Manager for a flagship Build-to-Rent tower in Melbourne. You will own the facilities and maintenance function from handover through to stable operations, establishing systems and playbooks from scratch rather than inheriting them.

Reporting to the on-site General Manager, you will drive planned maintenance, BMS oversight, contractor management, and budget discipline while collaborating with a resident-facing team to deliver a premium living

Qualifications

• Proven experience as Facilities/ Building Manager in a complex asset.
• Strong knowledge of HVAC, BMS, fire, lifts and electrical services.
• Experience with defects management and commissioning is valued.

Responsibilities

• Support handover, commissioning and operational readiness through to stabilised operations.
• Establish planned and preventative maintenance programs and oversee service providers.
• Manage OPEX, shared services budgets and monitor P&L against targets.
• Represent the business on the Building Management Committee for shared services.
• Oversee apartment turnover, inspections and make good works.
• Ensure compliance with WHS and statutory requirements; support resident-facing team.

Job description

This role sits on-site at a flagship, purpose-built Build-to-Rent (BTR) development in Melbourne, backed by a leading ASX-listed international property group with a growing BTR portfolio across Australia and overseas. The asset is operated by a specialist BTR management partner and features premium resident amenity and strong sustainability credentials. About the Role

This is a genuine ground-floor Facilities Manager opportunity on a premium residential tower with extensive resident amenity. Reporting to the on-site General Manager, you will take ownership of the building's facilities and maintenance function from handover and commissioning through to stabilised operations, establishing the systems, standards and operating playbook from scratch rather than inheriting someone else's.

Key responsibilities include:

• Supporting handover, commissioning and operational readiness, including defects management through the Defects Liability Period
• Establishing planned and preventative maintenance programs and overseeing the BMS and essential building services
• Managing procurement, tendering and performance of all service contractors
• Managing OPEX and shared services budgets, and monitoring P&L performance against targets
• Representing the business on the Building Management Committee for shared services
• Overseeing apartment turnover, departure inspections and make good works
• Ensuring compliance with essential services, WHS and statutory requirements, while working with the resident-facing team to deliver a responsive living experience

About You

• Proven experience in a Facilities Manager, Building Manager or similar technical operations role within a complex asset
• Solid knowledge of HVAC, BMS, fire, lifts, electrical and hydraulic services, plus strong contractor and budget management capability
• Exposure to mobilisation, commissioning, handover or defects management highly regarded
• Trade qualification (mechanical, electrical or plumbing) highly regarded; BTR, residential, hotel, student accommodation, retirement living or mixed-use backgrounds all welcome
• A hands-on approach, comfortable working on the tools and administratively, with availability for after-hours and on-call support
• Current driver's licence, valid National Police Check and full working rights in Australia
