Job summary

Aon Ari Property in NSW is seeking a qualified Quantity Surveyor with contracts administration experience to own the commercial spine of multi-venue projects in Western Sydney, from pricing through to final accounts.

The role combines cost planning, tendering, approvals coordination (CDC/CC/OC), and close collaboration with operators, brand leads and on-site trades to deliver hospitality fit-outs across a diverse pipeline.

Qualifications

• Qualified or experienced Quantity Surveyor with strong cost planning, estimating and tendering skills.
• Proven Contracts Administrator experience, including NSW approvals (CDC, CC, OC) and certification through to contract close-out
• Project management experience on commercial fit-outs or builds is highly regarded, ideally in hospitality (bars, commercial kitchens, venues)
• Comfortable working across several projects at once, from early pricing through to handover
• Organised and commercially sharp, with meticulous documentation
• Collaborative and comfortable working closely with hands‑on operators, brand leads and on‑site trades
• Relevant tertiary qualifications (Quantity Surveying, Construction Management or similar) highly regarded

Responsibilities

• Prepare cost plans, estimates and bills of quantities for each project
• Run competitive tendering and pricing for trades and packages, and benchmark quotes to make sure we're paying the right price
• Track budgets, forecast final costs and report on cost to complete
• Value variations and progress claims, and manage final accounts
• Prepare, negotiate and administer trade and supplier contracts
• Own the approvals and certification pathway: CDCs, DAs where needed, construction certificates and Occupation Certificates
• Manage the documentation trail from start to finish: notices, variations, payment claims, certificates, warranties and compliance records
• Liaise with certifiers, council, engineers and consultants
• Build and maintain the project program, milestones and critical deadlines alongside our operations team
• Coordinate consultants and contractors so approvals, pricing and works stay aligned

We're a multi-brand hospitality and beverage group with a pipeline of venue builds in Western Sydney: a brewery venue, a gelato store, a gallery and a potential distillery. We're looking for one person who brings Quantity Surveyor and Contracts Administrator experience, ideally with project management, to own competitive pricing and the commercial and approvals spine of every project from start to finish.

Key responsibilities
