Bombay Real Estate is seeking an experienced Commercial Property Manager to join our team in Wollert, Melbourne. You will oversee day‑to‑day operations of a diverse commercial portfolio, ensuring strong tenant relationships and outstanding asset performance for owners.
As part of a collaborative leadership and commercial real estate team, you will contribute to portfolio performance, operational efficiency and business growth while upholding high service standards and compliance.
Qualifications
- Demonstrated experience in Commercial Property Management across commercial/retail/industrial assets.
- Sound understanding of commercial leases, rent reviews, outgoings and compliance obligations.
- Eligibility to perform property management duties under Victorian estate agency requirements.
Responsibilities
- Oversee day-to-day operations of a commercial property portfolio.
- Manage leases, renewals, rent reviews and critical lease dates.
- Prepare budgets, monitor income and outgoings, provide financial reports to owners.
- Coordinate maintenance, contractor management and statutory compliance.

As our Commercial Property Manager, you will oversee the day-to-day operations of a commercial property portfolio, ensuring professional asset management, strong tenant relationships and exceptional outcomes for property owners.
Working closely with our leadership and commercial real estate team, you will have the opportunity to contribute to portfolio performance, operational efficiency and business growth.
- Commercial Portfolio Management: Oversee commercial, retail and industrial property management activities, including property inspections, maintenance coordination and landlord and tenant relationships.
- Lease Administration: Manage commercial leases, renewals, rent reviews, lease options, rental arrears, tenant communications and critical lease dates.
- Financial Management: Prepare property budgets, monitor rental income, manage outgoings, coordinate reconciliations and provide accurate financial reports to property owners.
- Compliance & Operations: Coordinate maintenance, contractor management, insurance documentation, statutory compliance and operational requirements.
- Client Relationships & Growth: Build strong relationships with landlords, tenants and service providers while supporting leasing activities, portfolio retention and business development opportunities.
We are seeking a confident and organised property professional who brings commercial real estate experience, strong communication skills and a proactive approach to managing assets.
- Demonstrated experience in Commercial Property Management, ideally covering commercial, retail or industrial properties.
- Eligibility to perform property management duties under Victorian estate agency requirements, including relevant qualifications or licensing.
- Sound understanding of commercial leases, rent reviews, outgoings, property maintenance and compliance obligations.
- Excellent organisational, financial management and communication skills, with proficiency in Microsoft Office and property management software.
- A customer-focused approach, strong attention to detail and the ability to manage competing priorities independently.
A relevant qualification in Property / Real Estate is required.
A current driver's licence and valid Australian working rights are required.
