The Client in South West Sydney is seeking an Asset Manager to independently own and manage a diverse property portfolio, supported daily by an Associate Asset Manager.

You will analyze performance, budgets, and cash flow forecasts, identify value-add opportunities, and ensure compliance with WHS, insurance, and risk obligations. Strong communication and a proactive mindset are essential.

Qualifications

• Previousexperienceinoffice, industrial or retailproperty/ assetmanagementpreferred
• Residential exp may be considered
• NSW Real Estate Licence or Certificate of Registration is required

Responsibilities

• Analyse property performance, budgets, and cash flow forecasts; identify value-add and risk mitigation opportunities.
• Manage landlords & tenants.
• Oversee lease administration, including tracking expiries, rent reviews, and documentation accuracy.
• Ensure full compliance with WHS, insurance, statutory, and risk management obligations

THE CLIENT.

Join a renowned boutique Asset Management agency with over 20 years of industry experience, based in South West Sydney.

With a strong market presence, they manage an extensive portfolio of premium and brand-new commercial office suites, along with industrial warehouse assets spanning from Inner West to South Sydney

Their clientele ranges from private "mum and dad" investors to sophisticated institutional clients. The portfolio is diverse, predominantly comprising A- and B-Grade office suites, inner-city retail shopfronts, select industrial assets, regional shopping centres, and vibrant café and restaurant precincts.

THE DETAILS.

They are seeking a dedicated Asset Manager to oversee a diverse client base, ranging from high-net-worth individuals and sophisticated property groups to private "mum and dad" owners. The portfolio includes a mix of office assets and whole-block strata warehouses, with strong growth anticipated as the business continues to sell and retain management rights of newly completed projects.

THE ROLE.

This is an autonomous role where you’ll take ownership of your portfolio, while being supported day-to-day by an Associate Asset Manager.

• Analyse property performance, budgets, and cash flow forecasts; identify value-add and risk mitigation opportunities
• Manage landlords & tenants
• Oversee lease administration, including tracking expiries, rent reviews, and documentation accuracy
• Ensure full compliance with WHS, insurance, statutory, and risk management obligations

Mentor and oversee an Associate/Assistant
