Capstone Recruitment is seeking an Asset Manager to lead asset management for an expanding industrial property portfolio in Sydney. You will own leasing strategy, tenant relationships and performance forecasting while working with acquisitions and capital teams to drive value.

Qualifications

Responsibilities

• Own asset management across the existing portfolio and support new acquisitions.
• Drive asset performance through budgeting, forecasting and value-add initiatives.
• Prepare asset plans, investment committee papers and portfolio reporting.
• Collaborate with acquisitions, capital transactions and property management teams as the portfolio grows.

Asset Manager - Industrial Property | Sydney

A high-growth industrial property investment platform is seeking an Asset Manager to join its Sydney team at a pivotal point in its growth story.

Starting with a seed portfolio of 7 industrial assets, this platform has recently secured fresh equity that is actively being deployed - meaning this is a genuine ground-floor opportunity to help shape a portfolio as it scales, rather than stepping into a business that's already set in its ways.

The role

You’ll take ownership of asset management across the existing portfolio while playing a hands-on role as new assets are acquired and integrated. Day to day, this will include:

• Managing leasing strategy, tenant relationships and lease renewals/renegotiations across the industrial portfolio
• Driving asset performance through budgeting, forecasting and value-add initiatives
• Preparing asset plans, investment committee papers and portfolio reporting
• Working closely with acquisitions, capital transactions and property management teams as the portfolio grows
• Identifying opportunities to add value through capex, repositioning and lease structuring
• Liaising with valuers, agents and other external stakeholders

About you

• 5-10 years' experience in asset management, ideally with exposure to industrial/logistics property
• Strong commercial acumen with the ability to interpret financial data and lease structures
• Confident managing tenant and stakeholder relationships directly
• Comfortable operating in a lean, fast-moving environment where processes are still being built
• Degree qualification in property, business, finance or a related field (desirable but not essential with the right experience)
