Job summary

EST10 in Sydney is seeking an experienced Asset Manager to oversee a mixed portfolio of industrial, commercial, and retail assets. You will take day-to-day ownership, monitor financials, lead leasing activities, and drive portfolio performance with senior leadership.

You will build relationships with tenants and partners, manage budgets and cashflow, and ensure compliance and timely reporting while maintaining a hands-on, proactive approach in a fast-paced private family office setting.

Qualifications

• Experience as Asset Manager or commercial property professional with ownership mindset.
• Comfort with budgets, cashflow, outgoings, and portfolio performance.

Responsibilities

• Take day-to-day ownership of a portfolio of industrial, commercial, and retail assets.
• Manage property budgets, cashflow forecasts, outgoings, arrears, and monthly performance.
• Lead leasing activity across the portfolio: new leases, renewals, rent reviews, incentives, negotiations.
• Build strong relationships with tenants and manage issues and lease matters from start to finish.
• Collaborate with external agents, valuers, insurers, property managers, and contractors.
• Provide clear reporting and commercial recommendations to senior leadership.

What is unique about you?

You’re an experienced Asset Manager or commercial property professional who loves having genuine ownership rather than operating within a narrow remit

Commercially sharp, you’re comfortable getting into budgets, cashflow, outgoings, and portfolio performance without losing sight of the bigger picture

You know your way around a lease! Negotiations, renewals, rent reviews, and tenant conversations are all areas you can confidently own

You’re equally comfortable behind a spreadsheet, walking an asset, or sitting across the table from a tenant or leasing agent

Naturally proactive, you spot potential issues early and come to the table with solutions rather than waiting to be told what to do

You build strong relationships but can still hold your ground when a commercial conversation or negotiation calls for it

You’re naturally meticulous, with strong attention to detail across everything you take ownership of

You’re comfortable working autonomously and enjoy being the person who knows exactly what is happening across your portfolio

A snapshot of your role….

Take day-to-day ownership of a portfolio of industrial, commercial, and retail assets, keeping a close eye on financial and operational performance

Manage property budgets, cashflow forecasts, outgoings, arrears, and monthly performance against budget

Lead leasing activity across the portfolio, including new leases, renewals, rent reviews, incentives, and negotiations

Build strong relationships with tenants and manage issues, requests, and lease matters from start to finish

Work closely with external leasing agents, valuers, insurers, property managers, and contractors to keep each asset performing at its best

Stay close to the physical portfolio through property inspections, maintenance, capital works, and compliance, while providing clear reporting and commercial recommendations to senior leadership
