Job summary

Core Talent is seeking an experienced Building Manager to oversee the BMC and shared facilities within a large mixed-use development in Sydney’s Northern Beaches. The role is permanent, full-time, and based on-site in Sydney.

You will independently manage the BMC operations, coordinate contractors, monitor safety and compliance, and maintain records across 237 residential lots, retail and hotel/club components. Collaborative with strata management and stakeholders.

Qualifications

• 3+ years' experience as a Building Manager; strong site operations exposure.
• Experience managing contractors and service providers independently.
• Strong knowledge of building compliance, safety, and inspections.

Responsibilities

• Independently manage the BMC and shared facilities.
• Oversee shared areas across residential, retail and hotel/club components.
• Conduct regular site inspections to maintain safety, compliance and presentation standards.
• Coordinate and manage contractors and service providers.
• Oversee maintenance and ensure issues are followed through to completion; monitor essential services, compliance and building operations.
• Respond professionally to operational matters and stakeholder enquiries.
• Attend BMC/committee meetings and provide practical recommendations.
• Maintain accurate records, reports and maintenance documentation.
• Work closely with Residential Building Manager, strata management and key stakeholders.
• Identify potential issues early and proactively resolve them.
• Ensure the shared facilities remain well maintained, safe and operational.

Salary: $100,000 + Super

We are seeking an experienced Building Manager for a permanent full-time opportunity overseeing the BMC and shared facilities within a large mixed-use development in Sydney’s Northern Beaches.

The site comprises 237 residential lots, retail facilities and a hotel/club, with three separate entities operating under the BMC.

You will be responsible for independently managing the shared facilities and BMC operations.

This is a hands-on role suited to an experienced Building Manager who enjoys taking ownership, managing contractors and ensuring a large, complex site operates safely, efficiently and to a high standard.

The Role

About You

• 3+ years' experience as a Building Manager with strong exposure to site operations
• Previous experience managing contractors and service providers independently
• Strong understanding of building compliance, safety and inspections
• Confident communicating with committees, residents, contractors and stakeholders
• Strong organisational and problem-solving skills
• Ability to work autonomously and take ownership of day-to-day operations
