Job summary

AssetBM seeks a Senior Building / Facility Manager for Melbourne's tallest residential tower. This full-time leadership role oversees an onsite team, operating 24/7 and managing day-to-day operations for a 78-floor building with 650+ apartments and complex services.

You’ll lead resident relations, maintain high standards, and drive efficiencies through digital tools, proactive maintenance, and strong stakeholder engagement. The role emphasizes safety, compliance, and asset value creation.

Qualifications

• Experience in a leadership and stakeholder management role within Hotels and Facilities Management.
• Strong leadership qualities with direct experience in Customer Service & business operations roles.
• Professional written and verbal communication skills, with emotional intelligence and empathy to engage with residents, committee members and other stakeholders.
• Well-honed organisational skills to be a productive team player who takes ownership of the asset.
• Tech-savvy and comfortable implementing new digital tools to improve workflows and reporting.
• Strong skills in contract negotiations, knowledge in Building services & proactive maintenance programmes.

Responsibilities

• Responsible for the delivery of resident experience, including all aspects of building operations, maintenance, repairs, contractor performance, and security.
• Ownership of resident and stakeholder inquiries and issues promptly, including driving cost-effective solutions, proactive asset Management, process streamlining, seeking approvals, coordinating and supervising contractors, service providers, and on-site personnel to ensure timely, high-quality outcomes.
• Ensuring compliance with all health, safety, and building regulation requirements (Training provided).
• Proactively influencing the culture in the building to improve compliance, resident experience, and reduce disruptions, improve presentation and add value to the OC budget.
• Implementing and managing preventative maintenance programmes to enhance asset condition and resident satisfaction (Training and support provided).
• Preparing detailed written reports, updates, and business cases relating to building performance and issues.

About the role We are seeking an energetic & experienced Senior Building / Facility Manager to join AssetBM. This is a full-time leadership role for the onsite team that operates 24/7 and manages the day-to-day operations of one of Melbourne's tallest residential apartment buildings. The building has 78 floors and more than 650 apartments with complex building services. You’ll play a lead role in maintaining the building to a high standard, strengthening stakeholder relationships, and improving the overall resident experience.

We’re looking for someone with
