Job summary

Platino Properties in Sydney is seeking a diligent post-occupation lead to manage purchaser handover, defect rectification, and the strata bond process. You’ll work closely with the Head of Construction on technical calls, supported by a trades team to deliver smooth handovers.

4–5 years in residential construction, strong Excel, and a practical mindset to inspect defects and document them clearly are essential.

Qualifications

• Must have strong practical knowledge of residential construction processes.
• Experience in defect liability periods is advantageous.
• Ability to describe defects clearly in writing and with photos.

• Work with the builder to compile and issue handover packs: O&M manuals, warranties, as-builts, keys.
• Build and run the master defect schedule across live projects in Excel.
• Log, categorise and track every reported item through to closeout.
• Coordinate rectification with head contractors, subcontractors and maintenance team.

Job description

This is a role owning what happens after the Occupation Certificate — purchaser handover, defect rectification, and the strata building bond process. You'll work directly alongside the Head of Construction, who has 20+ years in residential development. On the technical and contested calls you'll be supported, not thrown in.

Key responsibilities

Prepare buildings for handover and manage pre-settlement inspections

Close out PSI defect items before settlement

Be the first point of contact for purchasers through the defect liability period

Work with the builder to compile and issue handover packs: O&M manuals, warranties, as-builts, keys

Build and run the master defect schedule across live projects in Excel

Log, categorise and track every reported item through to closeout

Coordinate rectification with head contractors, subcontractors and maintenance team, including access and resident notification

Draft defect vs. maintenance assessments for review by the Head of Construction

Run the strata building bond process — lodgement, inspector appointment, interim report, final report and release of bond

About you

3–5 years in residential construction — contract administration, site management, customer care, defects, or a strata defect consultancy

Advanced Excel: you can build a multi-project tracker, not just fill one in

Trade background or a construction-related degree

Able to inspect a defect, describe it accurately in writing and photograph it properly

Calm and professional with purchasers

Current driver's licence

Highly Regarded

Exposure to defect liability periods, DLP closeout or PSI processes

Familiarity with the NCC and common residential Australian Standards

Any prior contact with strata committees, building managers or strata managing agents
