Job summary

DFJ Management Pty Ltd is a Gold Coast–based accommodation operator specialising in managed student and serviced accommodation. We operate two communities—University Square in Parkwood and Varsity Shores in Robina—serving Griffith University and Bond University with 200+ furnished rooms.

We seek an experienced Accommodation Operations Manager to lead day-to-day operations across the portfolio, ensuring a high-quality guest experience, operational efficiency, and compliance with regulations.

Qualifications

• Diploma or higher qualification in Hospitality Management, Accommodation Management, Business, Tourism, or a related discipline, or minimum three years of relevant full-time experience.
• Experience managing daily operations of accommodation establishments (student accommodation, serviced apartments, hostels, or similar).
• Strong guest service orientation with proven complaint resolution capability.
• Ability to supervise staff and coordinate external contractors.
• Excellent organisational and time-management skills; willingness to work early, late, and weekend shifts.

Responsibilities

• Direct and oversee reservation, reception, check-in/check-out, and housekeeping across all properties.
• Manage daily operations including occupancy planning, room allocation, guest onboarding, and resident support.
• Coordinate housekeeping schedules, cleaning contractors, linen services, and room turnover.
• Supervise front desk, housekeeping, and maintenance personnel; allocate daily tasks and monitor performance.
• Oversee maintenance coordination and liaise with external trade contractors.
• Ensure compliance with Residential Tenancies and Rooming Accommodation Act 2008 (Qld) and health, safety, and workplace regulations.
• Plan resident orientation, community engagement, and student support initiatives.
• Manage guest and resident complaint resolution and service recovery.
• Monitor quality standards across accommodation presentation, cleanliness, and service delivery.
• Prepare operational reports and manage handovers between shifts.
• Support after-hours and emergency response coordination.

About the Role

Reporting to the Director & General Manager, the Accommodation Operations Manager will organise and control the operations of our student accommodation establishments across the Gold Coast, ensuring high-quality guest experience, operational efficiency, and compliance with all relevant regulations.

Key responsibilities include:

• Direct and oversee reservation, reception, check-in/check-out, and housekeeping activities across all managed properties
• Manage daily operations of student accommodation, including occupancy planning, room allocation, guest onboarding, and resident support
• Coordinate housekeeping schedules, cleaning contractors, linen services, and room turnover between departing and incoming residents
• Supervise front desk, housekeeping, and maintenance personnel; allocate daily tasks and monitor performance
• Oversee maintenance coordination and liaise with external trade contractors (plumbers, electricians, air-conditioning technicians, locksmiths, internet providers)
• Ensure compliance with the Residential Tenancies and Rooming Accommodation Act 2008 (Qld) and relevant health, safety, and workplace regulations
• Plan and coordinate resident orientation, community engagement activities, and student support initiatives
• Manage guest and resident complaint resolution and service recovery
• Monitor quality standards across accommodation presentation, cleanliness, and service delivery
• Prepare operational reports and manage handovers between shifts
• Support after-hours and emergency response coordination

About You

Essential:

• Diploma or higher qualification in Hospitality Management, Accommodation Management, Business, Tourism, or a related discipline; OR minimum three years of relevant full-time experience in accommodation operations, hospitality management, or student accommodation management
• Demonstrated experience managing daily operations of accommodation establishments (student accommodation, serviced apartments, hostels, guest houses, or similar hospitality operations)
• Experience coordinating front desk, housekeeping, and maintenance functions
• Strong guest service orientation with proven complaint resolution capability
• Ability to supervise staff and coordinate external contractors
• Excellent organisational and time-management skills, with the ability to work across early, late, and weekend shifts as rostered
• Familiarity with property management or booking systems
• Bilingual English and Mandarin fluency is essential. Our student residents are predominantly international students from Mainland China, and effective Mandarin communication is critical for daily tenant interaction, family liaison during emergencies, cultural understanding, and community engagement.

• Current First Aid and CPR certification (or willingness to obtain)

Desirable:

• Prior experience in student accommodation or serviced apartment operations
• Working knowledge of the Residential Tenancies and Rooming Accommodation Act 2008 (Qld) rooming accommodation provisions
• Experience with property management software (e.g. Reapit, RMS, Cloudbeds, Newbook)
• Qualifications in real estate, hospitality, or business management
