Aufgaben

• Review lease agreements, amendments, side letters, and related documents.
• Identify contractual and commercial risks, opportunities, and deviations.
• Ensure agreed commercial terms are accurately reflected in contracts.
• Coordinate contractual topics with landlords and internal stakeholders.
• Support the negotiation and finalization of new lease agreements.
• Monitor lease terms, notice periods, break options, extensions, and key milestones.
• Identify locations requiring contractual, commercial, or strategic action.
• Analyze lease conditions and identify portfolio optimization opportunities.
• Prepare recommendations for extensions, renegotiations, relocations, or closures.
• Maintain an overview of portfolio risks, opportunities, and upcoming decisions.
• Collaborate with Expansion, Retail, Finance, Legal, Construction, and other functions.
• Build relationships with landlords and gradually take ownership of selected negotiations.

From our Vienna office, BESTSELLER Region East operates across more than 40 countries. As we continue to grow our retail footprint in Austria and CEE, we are looking for a Retail Leasing & Portfolio Specialist to join our Expansion team.

In this role, you will work closely with the Senior Expansion Manager and focus on two key areas: lease agreements and the active management of our existing store portfolio.

You will support the full lifecycle of our retail locations—from reviewing and finalizing lease agreements to monitoring existing contracts, upcoming lease events, and portfolio opportunities. The role combines contract expertise, commercial thinking, and strategic portfolio management.

RETAIL LEASING & PORTFOLIST SPECIALIST (f/m/d)

Full time (38,5 h / week, all in)

RESPONSIBILITIES

• Review lease agreements, amendments, side letters, and related documents

QUALIFICATIONS

• Initial experience in Commercial Real Estate, Leasing, Contract Management, Asset Management, Retail, or a related area
• Education in Business Law, Real Estate, Business Administration, or a comparable field
• Strong interest in commercial contracts, real estate, and retail
• Ability to understand details while keeping the commercial perspective in mind
• Strong analytical, communication, and stakeholder-management skills
• Structured, accurate, proactive, and solution-oriented working style
• Confidence to challenge existing solutions and make recommendations
• Willingness to take increasing ownership and responsibility
• Fluent German and English, written and spoken
• Interest in working across countries, cultures, and markets

The gross monthly salary for this position is based on the Austrian Collective Agreement for the Retail Sector. The actual starting salary will be determined individually based on your qualifications and experience.
