Job summary

Air Arabia in the United Arab Emirates is seeking a facilities manager to oversee tenancy contracts, maintenance, and relationships with clients and third parties across assigned outlets and catering spaces.

You will lead refurbishment and cleaning services, report defects, and drive corrective actions, with a focus on safety, quality, and cost-effectiveness while coordinating with engineers and vendors.

Qualifications

• Bachelor's degree in any stream or diploma in interior design/engineering is required.
• Project management certification or proven experience is a plus.
• Experience preparing budgets and cost estimates.
• Excellent written and verbal communication; fluent in English.

Responsibilities

• Manages tenancy/services contractual relationships, administration and communication for assigned facilities to ensure standards meet customers' expectations.
• Negotiates, issues/renews and manages tenancy contracts and SLAs to maximize company benefit.
• Coordinates with tenants, vendors, suppliers and clients to collect documents and prepares contracts for verification.
• Coordinates with Finance and HR to ensure timely debiting of tenancy fees and manage utilities invoices and recharges for subsidiaries.
• Maintains up-to-date tenant contacts and contracts with expiry dates to manage renewals and evacuation notices.
• Manages procurement, installation, repair, warranty and replacement of kitchen and electrical equipment in facilities and F&B outlets.
• Works with maintenance engineers on renovations/refurbishment/maintenance plans ensuring cost-effectiveness and quality.
• Establishes relationships with clients and vendors to ensure satisfactory service delivery and communicates requirements to engineers/contractors.
• Assists GM/Engineers in developing specs, sourcing and evaluating quotations for new furniture/equipment.
• Reviews layouts and shop drawings against project specs; checks BOQs for variations.
• Partners with maintenance to manage preventive maintenance for fire safety systems to avoid disruptions.
• Notifies tenants/clients about maintenance, disruptions and service activities.
• Supports GM in budgeting fit-out works with cost-effectiveness and quality.
• Manages pest control contractor relations and coordinates with project engineer on schedules.
• Coordinates with I-Clean to ensure timely cleaning services.
