Job summary

Ayat Group is seeking an experienced Facilities Manager – Maintenance to oversee the maintenance and facilities operations of our UAE properties. The role involves leading day-to-day activities, supervising staff and contractors, and ensuring compliance with health and safety standards.

You will develop preventive maintenance programs, manage budgets, and produce monthly reports on completed works and costs. UAE experience and a valid driving licence are preferred.

Qualifications

• Minimum 7-10 years of relevant facilities/maintenance experience.
• Strong technical understanding of MEP and building maintenance.
• Proven experience managing multiple properties, maintenance teams and contractors.
• Good knowledge of preventive maintenance and facilities management procedures.
• Strong leadership, problem-solving and communication skills.
• UAE driving licence is preferred.
• Candidates with UAE experience will be given preference.

Responsibilities

• Oversee day-to-day facilities, maintenance and technical operations of the properties.
• Supervise building operations, utilities and essential services to ensure continuous operation.
• Develop, implement and monitor preventive and corrective maintenance programs (MEP, HVAC, electrical, plumbing).
• Lead maintenance staff, technicians and contractors with quality standards.
• Conduct regular property inspections and address defects promptly.
• Monitor AMCs and service contracts for quality, performance and cost-effectiveness.
• Manage urgent maintenance situations and emergencies while prioritizing tasks.
• Prepare and monitor maintenance budgets, quotations and expenditures.
• Submit monthly maintenance and facilities reports with costs and asset conditions.
• Ensure compliance with health, safety, environmental and Civil Defence regulations.
• Maintain accurate maintenance records and asset histories.
• Oversee inspections and audits and implement corrective actions.
• Identify opportunities to improve energy efficiency and operating costs.
• Support asset management goals by protecting property value.
• Coordinate with Leasing, Property Management and Operations to maintain standards.

Key Responsibilities

• Oversee the day-to-day facilities, maintenance and technical operations of the company’s properties.
• Supervise building operations, utilities and essential services, ensuring continuous and efficient operation.
• Develop, implement and monitor preventive and corrective maintenance programs covering MEP, HVAC, electrical, plumbing and general building systems.
• Lead maintenance and facilities staff, technicians and contractors, ensuring assigned works are completed efficiently and to the required quality standards.
• Conduct regular property inspections and condition assessments and ensure identified defects are addressed promptly.
• Cooperate with contractors, service providers and vendors and monitor AMCs and service contracts for quality, performance and cost-effectiveness.
• Ability to work effectively under pressure, manage urgent maintenance situations and emergencies, and prioritize multiple tasks without compromising quality or safety.
• Prepare and monitor maintenance budgets, quotations, expenditures and cost-control measures.
• Prepare and submit monthly maintenance and facilities reports to management, including completed works, pending issues, costs and property conditions.
• Ensure compliance with applicable health, safety, environmental, Civil Defence and other regulatory requirements.
• Maintain accurate maintenance records, asset histories, inspection reports, service records and related documentation.
• Oversee property and facilities inspections and audits and ensure corrective actions are properly implemented.
• Identify opportunities to improve energy efficiency, operational efficiency and maintenance costs.
• Support the company’s asset management objectives by protecting property condition, operational efficiency and long-term property value.
• Coordinate closely with Leasing, Property Management, Operations and other departments to ensure properties are maintained to the company’s required standards.
• Take on additional facilities and property-related responsibilities as the company’s portfolio develops.

Requirements

• Minimum 7-10 years of relevant facilities/maintenance experience, preferably within the UAE real estate or property management sector.
• Ability to work under pressure
