Job summary

Focal Middle East is seeking a driven Post-Contract Senior Quantity Surveyor to manage commercial delivery for a large residential project in Dubai. You will lead cost control, valuations, and change management from award through final account, reporting to the Project Lead QS.

You will oversee interim valuations, variations, monthly cost reporting, and commercial administration while liaising with clients and the supply chain to protect the project’s financial position.

Qualifications

• Minimum 7 years post-contract QS experience.
• Strong site-based experience in fit-out/refurbishment or residential projects.
• Proficient with standard forms of contract and post-contract processes.
• Proficiency in CostX or equivalent software.
• Excellent numerical, analytical and negotiation skills.
• Degree/HNC/HND in Quantity Surveying or related field.

Responsibilities

• Manage interim valuations, payment applications and certifications.
• Prepare, assess and negotiate variations, change orders and contract instructions.
• Prepare monthly cost reporting, cash flow forecasts and cost-to-complete analysis.
• Manage post-contract commercial administration and maintain accurate records.
• Assess subcontractor payment applications, account reconciliation and final accounts.
• Carry out remeasurement and reconciliation against BOQs and drawings.
• Maintain cost registers, trackers and commercial documentation.
• Liaise with clients, project teams and subcontractors to resolve commercial matters.

Role Overview

We are seeking a driven and detail-focused Post-Contract Senior Quantity Surveyor to manage the commercial delivery of a large residential project. Reporting to the Project Lead Quantity Surveyor, the successful candidate will lead and manage cost control, valuations, variation and change management from contract award through to final account. The role will be responsible for maintaining commercial accuracy, effective cost management and protection of the project's financial position throughout the project lifecycle.

Requirements

• Proficiency in Cost X or equivalent measurement/cost management software
• Strong numerical, analytical and negotiation skills
• Excellent attention to detail and ability to meet deadlines
• Degree/HNC/HND in Quantity Surveying, Commercial Management or a related discipline
• MRICS or working towards MRICS is an advantage
• Strong communication and interpersonal skills
