Job summary

Stantec is seeking a Senior Quantity Surveyor based in Abu Dhabi to manage the commercial and contractual aspects of major building projects. You will oversee cost control, contract administration, claims handling, variation assessment, procurement support and project financial control across the lifecycle.

The role requires strong FIDIC knowledge, 15+ years in QS and minimum 5 years in UAE, with excellent stakeholder management and independence in a multidisciplinary team.

Qualifications

  • Bachelor's degree in QS, civil engineering, construction management or related field
  • Minimum 15 years of experience as a Quantity Surveyor with commercial/contract management for building projects
  • At least 5 years of relevant experience in the UAE
  • Strong knowledge of FIDIC contracts and contract administration
  • Experience in claims management, variation assessment, cost control, procurement, and final account negotiations
  • Excellent communication, negotiation and stakeholder management skills
  • Ability to work independently and within a multidisciplinary team
  • Proficiency in MS Office and commercial management software
  • Experience with major developers, government entities, or consultants in UAE desirable

Responsibilities

  • Manage all quantity surveying and commercial activities on building projects.
  • Prepare cost estimates, take-offs, BOQs, tender docs, and contract docs.
  • Administer contracts and ensure compliance with obligations.
  • Review, evaluate, and negotiate variations, claims, extensions of time, and costs.
  • Prepare, submit, and negotiate interim payments and final accounts.
  • Monitor budgets, cash flow, forecasts, and commercial performance.
  • Provide commercial support to Project Managers and teams.
  • Manage subcontractor procurement, contract admin, and final settlements.
  • Identify commercial risks and mitigation measures.
  • Maintain records of contractual correspondence and financial data.
  • Liaise with clients, contractors, consultants, and authorities on commercial matters.
  • Participate in project meetings, progress reviews and negotiations.
  • Ensure compliance with company policies, quality standards, and safety.
  • Prepare monthly commercial reports and management updates.

Job Description

The Senior Quantity Surveyor will be responsible for managing the commercial and contractual aspects of major building projects. The successful candidate will play a key role in cost management, contract administration, claims management, variation assessment, procurement support, and project financial control throughout the project lifecycle.

The role will be based in Abu Dhabi.

Key Responsibilities
  • Manage all quantity surveying and commercial activities on building projects.
  • Prepare cost estimates, quantity take-offs, Bills of Quantities (BOQs), tender documentation, and contract documents.
  • Administer contracts and ensure compliance with contractual obligations and project requirements.
  • Review, evaluate, and negotiate variations, claims, extension of time submissions, and additional cost claims.
  • Prepare, submit, and negotiate interim payment applications and final accounts.
  • Monitor project budgets, cash flow, forecasts, and commercial performance.
  • Provide commercial and contractual support to Project Managers, Resident Engineers, and project teams.
  • Manage subcontractor procurement, contract administration, and final account settlements.
  • Identify commercial risks and opportunities and recommend mitigation measures.
  • Maintain accurate records of contractual correspondence, commercial documentation, and project financial data.
  • Liaise with clients, contractors, consultants, and relevant authorities on commercial and contractual matters.
  • Participate in project meetings, progress reviews, and commercial negotiations.
  • Ensure compliance with company policies, quality standards, and health and safety requirements.
  • Prepare monthly commercial reports and management updates.
Qualifications
  • Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.
  • Minimum 15 years of experience as a Quantity Surveyor, with a strong background in commercial and contract management for building projects.
  • At least 5 years of relevant experience in the UAE.
  • Proven experience delivering commercial services on large-scale building projects, including residential, commercial, mixed-use, hospitality, healthcare, or institutional developments.
  • Strong knowledge of FIDIC contracts and contract administration practices.
  • Experience in claims management, variation assessment, cost control, procurement, and final account negotiations.
  • Strong analytical, commercial, and problem-solving skills.
  • Excellent communication, negotiation, and stakeholder management abilities.
  • Ability to work independently and as part of a multidisciplinary team.
  • Proficiency in Microsoft Office applications and commercial management software.
  • Experience working on projects with major developers, government entities, or consultants in the UAE is highly desirable.
