Confidential Construction is seeking an experienced Quantity Surveying Manager in Dubai with a proven track record delivering mega construction projects. The ideal candidate will oversee commercial management, cost control, procurement, and contract administration across major developments including high-rise towers and hospitality projects.

MRICS status is preferred; 15+ years of experience in quantity surveying and commercial management are required, with strong leadership and stakeholder

Qualifications

• Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or related discipline.
• Minimum 15+ years of Quantity Surveying and Commercial Management experience in the construction industry.
• Experience managing commercial and contractual aspects of mega construction projects (AED 500M+).
• Exposure to high-rise residential towers, commercial developments, hospitality projects, and large-scale infrastructure works.
• Strong knowledge of cost control, budgeting, forecasting, procurement, and change management.
• Experience with FIDIC contracts and international forms of contract.

Responsibilities

• Lead all project commercial activities from pre-contract through post-contract stages.
• Develop and implement robust cost management and commercial strategies.
• Monitor project budgets, cash flow, variations, claims, and contractual risks.
• Ensure effective procurement and subcontract management.
• Prepare and review commercial reports for senior management.
• Drive project profitability while ensuring contractual compliance and risk mitigation.
• Manage and develop the Quantity Surveying team to achieve objectives.

Job description

We are seeking an experienced Quantity Surveying (QS) Manager with a strong track record in delivering large-scale construction projects. The ideal candidate will possess extensive commercial management expertise across major Commercial and Residential Developments.

Essential Requirements

• Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or related discipline.
• Minimum 15+ years of Quantity Surveying and Commercial Management experience within the construction industry.
• Proven experience managing the commercial and contractual aspects of mega construction projects (AED 500 Million+ preferred).
• Strong exposure to high-rise residential towers, Commercial-use developments, commercial buildings, hospitality projects, and large-scale infrastructure works.
• Extensive knowledge of contract administration, cost control, budgeting, forecasting, procurement, and change management.
• Demonstrated experience with FIDIC contracts and other international forms of contract.
• Strong background in managing subcontractor accounts, cost reporting, claims, variations, and final account settlements.
• Experience leading and mentoring QS and Commercial teams in a fast-paced project environment.
• Excellent stakeholder management skills with the ability to engage with clients, consultants, contractors, and senior management.
• Strong analytical, negotiation, and commercial decision-making capabilities.
• Proficiency in commercial management systems, ERP platforms, and industry-standard QS software.

Preferred Requirements

• Previous experience working with leading Tier-1 contractors or major developers.
• Exposure to GCC mega projects is highly desirable.
• MRICS, RICS Chartered Status, or equivalent professional certification is preferred.
• Western nationality candidates are preferred (subject to organizational hiring policies and local employment regulations).
• Available to join within a short notice period will be an advantage.
