Job summary

Qualifications

  • MRICS accreditation is a strong advantage.
  • 10+ years post-qualification experience in QS and Commercial Management within UAE/GCC.
  • Proven track record with Main Contractors on large-scale building projects.

Responsibilities

  • Oversee project budget setup and cost control across active sites.
  • Manage post-award contract administration per FIDIC with local frameworks.
  • Draft subcontracts, prepare tender packages, evaluate bids and negotiate terms.
  • Identify and submit variations, change orders and EOT claims.
  • Prepare monthly Interim Payment Applications (IPA) and certify payments to subcontractors and suppliers.
  • Close out final accounts including retention releases and dispute avoidance.
  • Produce monthly commercial status reports for senior leadership.

Job Title: Senior Quantity Surveyor Location: Dubai, United Arab Emirates Employment Type: Full-Time Client: Reputed Main Contractor

Position Overview

We are seeking a commercially sharp and experienced Senior Quantity Surveyor to join a leading Main Contractor in Dubai. The successful candidate will oversee the complete commercial management lifecycle for major building construction projects-from post-award procurement and cost control to subcontracts, variations, and final accounts. This role requires strong negotiation capabilities and an in-depth understanding of standard conditions of contract (FIDIC) across UAE/GCC projects.

Key Responsibilities
  • Commercial & Cost Management: Oversee project budget setup, track cost value reconciliations (CVR), monitor cash flows, and implement strict cost control mechanisms across active building sites.
  • Contract Administration: Manage post-award contract administration in accordance with FIDIC and local contract frameworks; mitigate commercial risks and manage contractual correspondence.
  • Procurement & Subcontracting: Draft subcontract documents, prepare tender packages, evaluate trade contractor bids, negotiate terms, and finalize commercial agreements.
  • Variations & Claims: Identify, quantify, and submit variations, change orders, and extension of time (EOT) commercial claims; negotiate settlements with consultants and client representatives.
  • Valuations & Payment Certificates: Prepare monthly Interim Payment Applications (IPA) for client approval and review/certify payment applications from subcontractors and suppliers.
  • Final Accounts: Manage the resolution and closeout of client and subcontractor final accounts, including retention releases and dispute avoidance.
  • Reporting: Prepare comprehensive monthly commercial status reports for senior executive leadership detailing profit/loss projections, cash flow, and financial exposure.
Candidate Profile & Requirements
  • Education: Bachelor's Degree in Quantity Surveying, Civil Engineering, or Commercial Management from an accredited institution.
  • RICS accreditation (MRICS) is a strong advantage.
  • Experience: Minimum 10 years of post-qualification experience in Quantity Surveying and Commercial Management within the UAE or broader GCC markets.
  • Contractor Background: Proven track record working directly with Main Contractors on medium-to-large-scale building projects (high-rise, commercial, residential, or mixed-use developments).
  • Technical Proficiency: Expert knowledge of POMI, NRM, or CESMM measurement standards, sound command of FIDIC suites of contract, and strong capability in delay/variation commercial assessments.
  • Software Skills: Proficiency in specialized commercial software (e.g., Candy/CCS, Cost X, or Buildsoft) alongside advanced MS Excel skills.
  • Key Strengths: Outstanding commercial acumen, sharp contract negotiation skills, and clear professional reporting in English.
