Context
The Senior Project Manager - Construction will be responsible for converting project strategy into disciplined site execution, commercial control, and successful client delivery. Working closely with the Project Director, this role ensures that construction activities remain aligned with approved scope, contract requirements, financial targets, safety obligations, quality benchmarks, and organizational objectives. The position has direct impact on project profitability, delivery certainty, stakeholder confidence, contractor performance, and the overall standard of construction execution.
Key Responsibilities
- Lead the end-to-end delivery of a large-scale construction project, ensuring execution remains aligned with client expectations, project objectives, and approved delivery strategy.
- Manage project scope across high-rise, residential, commercial, or mixed construction components while maintaining compliance with specifications and quality standards.
- Develop and implement a practical delivery plan that supports programme milestones, resource planning, cost efficiency, quality outcomes, and business objectives.
- Monitor project progress against the approved schedule, identifying delays, constraints, and recovery actions before they affect critical milestones.
- Oversee project budget management, cost forecasting, commercial reporting, and financial controls to protect profitability and budget discipline.
- Work with commercial and procurement teams to support subcontractor negotiations, contract administration, payment control, and cost risk management.
- Establish project controls for programme tracking, resource allocation, reporting, approvals, documentation, and performance review.
- Build and maintain risk management processes to identify, assess, mitigate, and escalation risks related to time, cost, quality, safety, and stakeholder requirements.
- Direct multidisciplinary project teams including construction, design, procurement, commercial, engineering, safety, quality, and site delivery functions.
- Promote accountability, performance focus, collaboration, and problem-solving across the project team.
- Ensure all project activities comply with safety, environmental, regulatory, contractual, and quality assurance requirements.
- Serve as a key point of contact for the client project team, maintaining clear updates on progress, risks, decisions, variations, and delivery priorities.
- Coordinate communication between clients, consultants, contractors, subcontractors, internal departments, and project leadership.
- Resolve project issues quickly through practical decision-making, stakeholder alignment, and proactive follow-up.
- Support continuous improvement by refining project processes, reporting methods, delivery controls, and lessons learned throughout the project lifecycle.
Ideal Profile
- Bachelor 's or Master 's degree in Civil Engineering, Construction Management, or a related discipline.
- Professional certification such as PMP or PRINCE2 is preferred.
- Minimum 12-15 years of experience managing large-scale construction projects with responsibility for delivery, budget, programme, quality, and team performance.
- Proven record of delivering complex construction projects within strict timelines, approved budgets, and contractual expectations.
- Strong background in managing multidisciplinary teams across construction, design coordination, procurement, commercial control, quality, and site operations.
- Practical experience with high-rise, residential, commercial, infrastructure, or large mixed-use construction projects is highly valuable.
- Proficiency in project scheduling tools such as Primavera P6, MS Project, or similar project control platforms.
- Strong knowledge of budget management, cost control, subcontractor coordination, contract administration, and financial forecasting.
- Good understanding of construction safety standards, quality assurance practices, environmental compliance, and regulatory requirements.
- Strong risk management capability with the ability to identify delivery threats and implement corrective measures.
- Excellent communication and stakeholder management skills for dealing with clients, consultants, contractors, subcontractors, and senior leadership.
- Able to lead under pressure, manage competing priorities, and maintain delivery discipline in a complex project environment.
