Role Overview
The Sales Operations Manager owns the day-to-day running of the sales function for the company's Dubai development portfolio. This role sits between sales strategy and execution: it ensures every unit in every project is correctly listed, priced, released, reserved, contracted, and collected on with full visibility for leadership at all times. The role is operational and process-driven, not purely a quota-carrying sales role; success is measured by the accuracy, speed, and control of the sales engine, not by individual deal-closing alone.
Responsibilities:
1. Daily Sales Operations Management
- Oversee the day-to-day sales desk across all active and pipeline projects, ensuring daily reservations, bookings, and unit blocks are processed accurately and within SLA.
- Maintain and control the master inventory sheet (unit status: available, held, reserved, sold, cancelled) across all projects in real time.
2. Sales Process, Systems & CRM Governance
- Own the end-to-end sales process map: enquiry → reservation → SPA (Sale & Purchase Agreement) → Oqood registration → handover, ensuring each stage has clear owners and turnaround times.
- Administer the CRM (e.g. Salesforce, Property Shop Investment, or equivalent) - data integrity, user access, automation of reservation-to-contract workflows, and dashboard accuracy.
- Standardise and maintain sales documentation templates: reservation forms, SPAs, addenda, payment schedules.
- Continuously identify process bottlenecks and drive automation/efficiency improvements across the sales cycle.
3. Payment Plans, Collections & Finance Coordination
- Own the collections tracker for all sold units, monitoring instalment due dates against the agreed payment plans.
- Coordinate with Finance on overdue accounts, payment plan restructuring requests, and cancellation/re-sale of defaulted units.
- Ensure milestone-linked payment triggers (construction-linked plans) are validated against project progress certificates before invoicing.
4. Reporting, Forecasting & MIS
- Produce and own the daily/weekly/monthly sales operations reports: bookings, cancellations, collections, inventory ageing, and sales funnel conversion.
- Deliver accurate cash forecasts to leadership and Finance for cash flow and board reporting.
5. Regulatory Compliance & Documentation
- Ensure all sales transactions comply with RERA (Real Estate Regulatory Agency) and Dubai Land Department (DLD) requirements, including Oqood registration and escrow account rules (Law No. 8 of 2007).
- Maintain audit-ready transaction files and coordinate periodic compliance reviews with Legal and external auditors.
6. Cross-Functional Coordination
- Act as the operational bridge between Sales, Marketing, Legal, Finance, and Project/Construction teams to keep inventory, pricing, and handover timelines aligned.
- Support Customer Experience/After-Sales with a smooth handover of client and unit data post-SPA.
Requirements:
- Education: Bachelor's degree
- 3- 5+ years of progressive experience in real estate developer sales operations, with at least 1-2 years in a managerial/leadership.
- Proven experience within the Dubai/UAE real estate development market is essential, including exposure to both off-plan sales cycles.
- Demonstrated track record managing large sales inventories, broker networks, and multi-project sales operations simultaneously.
- Proficiency in real estate CRM platforms (e.g., Salesforce, Zoho) and advanced Excel/data reporting.
- Strong analytical skills, comfortable building and interpreting sales funnels, absorption analysis, and collections trackers.
- Strong working knowledge of DLD processes - Oqood registration, escrow account regulations, title deed transfer, and off-plan sales law.
- Strong operational leadership with the ability to manage multiple projects, teams, and stakeholders under tight timelines.
- Excellent stakeholder management - comfortable working across Sales, Legal, Finance, Marketing, and senior leadership.
- Attention to detail and process discipline, balanced with commercial judgment.
- Strong negotiation and conflict-resolution skills for broker, buyer, and internal escalations.
- Fluent English required; Arabic is a strong advantage.
