Required Division manager for Fit Out and Maintenance Company

Job summary

Tanqeeb in Dubai is seeking a Senior Manager to lead the Fit-Out & Maintenance Division, overseeing a multidisciplinary team and coordinating multiple projects from bid to handover. The role requires strong leadership, strategic planning, and a track record in civil, finishing, MEP and maintenance works within UAE/GCC markets.

The candidate will drive project performance, ensure quality and schedule adherence, and maintain client relationships while supporting business development and tender

Qualifications

• Bachelor's/Master's degree in Civil, Mechanical, Electrical Engineering, Construction Management or a related field.
• M.Tech/M.E. qualification will be an added advantage.
• Minimum 5–12 years of experience in fit-out, construction, technical services or building maintenance.
• Must have prior experience managing a Fit-Out & Maintenance Division or a similar multidisciplinary team.
• Minimum 3–5 years in a managerial/team leadership position.
• Strong UAE/GCC experience in fit-out and maintenance projects preferred.

Responsibilities

• Manage the overall operations and performance of the Fit-Out & Maintenance Division.
• Lead, supervise and motivate a team of project managers, engineers, supervisors, technicians and support staff.
• Plan, coordinate and monitor multiple fit-out, renovation and maintenance projects from quotation/award through execution, completion and handover.
• Allocate manpower, materials, equipment and resources efficiently across projects.
• Review project scope, drawings, BOQs, specifications and work requirements before execution.
• Oversee civil, architectural, finishing, MEP and general maintenance works and ensure proper coordination between teams.
• Monitor project cost, budget, timelines, manpower and productivity and take corrective action where required.
• Coordinate with clients, consultants, subcontractors, suppliers and building/facility management teams.
• Review quotations, BOQs, estimates, variations and subcontractor proposals to ensure commercial control.
• Supervise procurement and ensure materials are available as per project requirements and approved specifications.
• Ensure all works are executed according to approved drawings, specifications, quality standards and agreed timelines.
• Monitor preventive and corrective maintenance activities and ensure timely response to client/service requests.
• Conduct regular site inspections and project review meetings and resolve technical or operational issues.
• Ensure compliance with UAE authority requirements, HSE standards and company procedures.
• Monitor project progress, prepare management reports, KPIs and performance updates for senior management.
• Manage project handover, snagging, rectification, testing and close-out documentation.
• Develop and maintain strong relationships with existing clients and identify opportunities for additional fit-out, renovation and maintenance works.
• Support business development by participating in client meetings, site visits, proposals and tender discussions.
• Identify operational problems and implement systems and processes to improve productivity, profitability and service quality.
• Evaluate team performance, conduct regular reviews and identify training and manpower requirements.
• Take overall responsibility for achieving the division's revenue, profitability, quality, project delivery and client satisfaction targets.
