Job summary

TOP ROCK INTERIORS LLC in Dubai is seeking an experienced Project Manager for interior fit-out projects. You will develop execution plans, manage budgets, schedules and resource allocation, from handover to final client handover, coordinating civil, architectural, finishing, joinery and MEP works.

You will lead project teams, review drawings and specifications, monitor progress, manage subcontractors, and ensure compliance with UAE regulations, quality and safety standards while delivering

Qualifications

• Bachelor's Degree in Civil Engineering, Mechanical Engineering, Construction Management, or a related discipline.
• 8–12 years of relevant experience in the UAE interior fit-out industry.
• Strong and proven experience in managing complete interior fit-out projects from initiation to final handover.
• Experience in commercial, retail, hospitality, restaurant/F&B, and corporate interior fit-out projects.
• Strong understanding of civil, architectural, finishing, joinery, and MEP works.
• Proven ability to manage project budgets, schedules, resources, subcontractors, and site teams.
• Experience handling multiple project activities and coordinating different departments simultaneously.
• Good knowledge of UAE construction practices, project approvals, authority requirements, and contractual procedures.
• Ability to read and interpret architectural, structural, MEP, and joinery drawings.
• Strong knowledge of project planning, cost control, risk management, and quality assurance.
• Proficiency in MS Office and project management software.
• Knowledge of Primavera P6 or MS Project is an advantage.
• Excellent leadership, communication, negotiation, decision-making, and problem-solving skills.
• Ability to work under pressure and meet demanding project deadlines.
• Candidates available to join immediately or within a short notice period will be preferred.

Responsibilities

• Develop project execution plans, work schedules, milestones and resource allocation strategies.
• Ensure projects are completed within approved budgets, timelines, contractual requirements and quality standards.
• Plan, manage and execute interior fit-out projects from handover to final completion and client handover.
• Monitor overall project progress and take corrective actions to avoid delays and cost overruns.
• Manage and coordinate civil, architectural, interior finishing, joinery and MEP activities.
• Review and coordinate shop drawings, material submittals, technical specifications and method statements.
• Coordinate with clients, consultants, main contractors, suppliers and subcontractors to ensure smooth project execution.
• Lead and supervise Project Engineers, Site Engineers, Supervisors, MEP teams, joinery teams and subcontractors.
• Conduct regular site visits and project meetings to monitor progress, workmanship, productivity and site performance.
• Monitor project budgets, expenditures, material consumption, subcontractor costs and overall project profitability.
• Coordinate with Commercial and QS teams on variations, claims, cost reports and contractual matters.
• Ensure timely procurement and availability of materials, manpower, equipment and other resources.
• Identify project risks and implement appropriate solutions; ensure compliance with drawings, specs, UAE regulations, quality procedures and HSE.
• Monitor inspections, testing, commissioning, snagging and rectification works.
• Ensure timely submission of as-built drawings, O&M manuals, warranties, completion documents and final handover requirements.
• Provide regular project progress reports to senior management.
