Job summary

AW Connect in Dubai seeks an experienced Fit-Out Project Manager to lead end-to-end delivery of interior fit-out projects across Dubai.

This role is hands-on and commercially focused, covering opportunity identification, mobilisation, execution, commercial management and handover, with a strong UAE market track record and a focus on quality, programme and budget.

Qualifications

• 8+ years of relevant experience, with substantial UAE fit-out knowledge.
• Proven experience delivering commercial interior fit-out projects from tender to handover.
• Experience in high-end retail, showrooms, hospitality, offices, or F&B interiors desirable.
• Strong knowledge of UAE construction and fit-out practices and standards.

Responsibilities

• Lead fit-out projects from opportunity through to completion and handover.
• Review project requirements, scope, drawings, specifications and commercial parameters before mobilisation.
• Coordinate with clients, consultants, designers, suppliers and subcontractors to establish delivery plans.
• Develop and manage programmes, budgets, procurement schedules and resource plans.
• Take ownership of project cost control, variations, valuations, subcontractor payments and commercial performance.
• Coordinate procurement of materials, finishes, equipment and specialist subcontractors.
• Manage site teams, subcontractors and suppliers to meet programme and specs.
• Monitor progress, identify delays, risks, cost issues and technical challenges.
• Lead regular project meetings and provide progress updates to management and clients.
• Ensure drawings, materials, samples and finishes are reviewed and approved.
• Maintain high workmanship and quality throughout execution.
• Coordinate inspections, snagging, testing and commissioning through to handover.
• Manage client expectations and resolve issues quickly and commercially.
• Ensure compliance with UAE regulations, HSE, drawings and industry standards.
• Support business development by input during tenders, site visits and client discussions.
• Identify opportunities for value engineering while protecting quality, programme and client requirements.
• Maintain relationships with clients, consultants, contractors and suppliers within the UAE fit-out market.

This is a hands-on and commercially focused position for someone who understands the full project lifecycle — from identifying and securing opportunities through planning, mobilisation, execution, commercial management and final handover.

The successful candidate will have strong UAE market experience and a proven track record delivering commercial fit-out projects to high standards of quality, programme and budget.

Key Responsibilities

Requirements

• Bachelor's degree in Civil Engineering, Architecture, Construction Management or a related discipline.
• 8+ years of relevant experience, with substantial experience in the UAE fit-out market.
• Proven experience managing commercial interior fit-out projects from tender/commercial stage through to handover.
• Experience with high-end retail, showrooms, hospitality, offices, F&B or other commercial interiors is highly desirable.
• Strong understanding of UAE construction and fit-out practices, authorities and market standards.
• Solid commercial understanding, including project budgets, variations, procurement and subcontractor management.
• Strong knowledge of construction programmes, project controls and site coordination.
• Demonstrated ability to manage multiple stakeholders and subcontractors.
• Excellent negotiation, communication and problem-solving skills.
• Strong leadership skills with the ability to manage site and project teams effectively.
• UAE driving licence is preferred.

The ideal candidate is not simply a site-based Project Manager. We are looking for someone who can own the project commercially and operationally, communicate confidently with clients, understand the numbers, manage contractors and still stay close enough to the site to ensure the finished product meets the required standard.
