Job summary

ALFAHIM is seeking a Property Management Officer to oversee financial compliance, collections, and tenant vetting for its commercial and residential portfolios in Abu Dhabi. You will act as a liaison between tenants, the Finance Department, and Legal to minimize risk and ensure smooth revenue operations.

Responsibilities include tracking pending amounts (unpaid rent, bounced cheques, utilities, fees), maintaining tenant financial records, initiating legal actions when needed, managing utility

Qualifications

  • Bachelor’s degree in Business or equivalent is required.
  • 3–5 years of experience in property management collections, commercial leasing administration, or corporate finance.
  • 3 years of experience in the UAE market.
  • Proven experience utilizing the Etihad Credit Bureau platform and MS-Office.

Responsibilities

  • Act as the primary focal point between the property management team and the Finance Department.
  • Track, manage, and collect pending amounts, including bounced cheques, utilities, unpaid rent, and administrative fees.
  • Maintain accurate tenant financial records and provide regular aging reports to management.
  • Initiate formal legal cases against tenants for chronically uncollected payments/non-renewal.
  • Coordinate directly with the Legal Department to supply necessary documentation and ensure timely dispute resolutions.
  • Generate accurate refund memos for security deposits, overpayments, or lease cancellations.
  • Follow up with all internal departments and external parties to ensure prompt processing.
  • Issue, distribute, and manage utility bills accurately for all commercial tenants.
  • Reconcile utility consumption data and resolve billing discrepancies swiftly for all commercial tenants.
  • Monitor commercial tenants continuously to ensure they maintain valid, compliant insurance policies.
  • Audit insurance certificates against lease requirements and issue non-compliance notices when necessary.
  • Conduct comprehensive background checks on prospective commercial tenants.
  • Utilize the Etihad Credit Bureau system to screen credit scores and assess financial reliability.
  • Assign additional administrative or operational tasks as required by the department.
