Jones Lang LaSalle in Dubai is seeking a Senior Property Manager to lead quality assurance and control for day-to-day property management operations. You will oversee OPEX/CAPEX budgeting, financial forecasts and P&L, and prepare regular client reports, governance docs, and procurement records.
You will manage a team, consult with clients, tenants and contractors, ensuring KPI/SLA compliance and UAE regulatory adherence. Training on core PMS (CRM, BMS, CAFM, BIM) is expected.
The role is to report directly to the Senior Director- Head of Building Management- PAMS, representing the onsite PM team. This will involve leading and overseeing the quality assurance and quality control of the day-to-day property management services operations transitions management, which involves taking the building into a multi-let asset in accordance with best industry practices. The candidate shall confidently oversee OPEX and CAPEX budgeting, financial forecasts, P&L, and prepare & submit weekly, monthly, quarterly, & annual reports to clients, governance documents, property operations plan, guidelines, regulations, policies, procedures, procurement requests, approvals, etc. The candidate shall be knowledgeable and confident enough to lead a team, consult with clients, tenants, and contractors, exercising negotiation skills with experienced professionals in multinational organisations. Ensure service providers adhere to KPI & SLA requirements and abide by relevant authorities, laws, municipal codes of practice, and UAE legislation, specifically in Dubai. The candidate will maintain accuracy of property management systems (CRM, BMS, CAFM, BIM), ensure systems stay up-to-date, and provide training on their use. The candidate will liaise & advise clients on legal changes affecting operations and seek approval to implement directives. The candidate will work closely with clients, facility managers, administrators, service providers, leasing agents, stakeholders to ensure effective communication and teamwork. The candidate will review contracts with service providers, ensure delivery of scope & specifications, establish asset management services including HSE, insurance, facility management, maintenance, security, and more. The candidate will pre-qualify & evaluate contractors, prepare tender information, run procurement processes, and perform all functions necessary for efficient property management in accordance with best practices and international standards.
