Job summary

IFZA Dubai is seeking a Property Asset Manager to maximize revenue and asset value across two mixed-use towers in Dubai. You will drive leasing, occupancy, tenant relations, and performance analytics to deliver sustainable income.

The role collaborates with Legal, Finance, Leasing, and Facilities teams, overseeing leasing strategies, collections, renewals, and market benchmarking to optimize occupancy and financial outcomes.

Qualifications

  • 10+ years of asset/real estate management experience, UAE preferred.
  • Experience in rent collection, arrears recovery, and tenant account management.
  • Experience in leasing, renewals, tenant retention, and reducing vacancies.
  • Market research, rental benchmarking, and competitor analysis to support pricing.
  • Familiarity with commercial/residential lease agreements and contract administration.
  • Collaboration with Finance, Legal, Leasing, and Facilities Management teams.

  • Marketing and Tenant Acquisition: oversee property marketing to attract tenants and maintain high occupancy.
  • Market Research and Asset Performance Analysis: monitor trends, rental rates, demand, and opportunities; provide recommendations.
  • Tenant Relationship and Retention Management: maintain strong tenant relationships, coordinate renewals and negotiations.
  • Legal and Stakeholder Coordination: liaise with Legal, Finance, Leasing, and Facilities on leases and compliance.
  • Reporting and Performance Monitoring: prepare reports on occupancy, revenue, vacancies, and KPIs; suggest enhancements.

Job Description

The Property Asset Manager is responsible for maximizing the operational and financial performance of two mixed-use twin towers comprising residential and commercial properties. This role oversees the full asset lifecycle, ensuring sustainable revenue generation, tenant retention,

occupancy optimization, and value enhancement of the properties.

Key Responsibilities

Revenue Management and Collection

Monitor and maximize revenue performance through effective rent collection, cheque collection, arrears follow-up, and recovery processes.

Ensure timely collection of all receivables and coordinate with Finance to maintain accurate records and minimize revenue leakage.

Leasing Strategy and Occupancy Optimization

Develop and implement leasing, renewal, retention, and exit strategies for residential and commercial units.

Work to reduce vacant units, improve occupancy rates, and optimize rental yields in line with asset performance objectives.

Marketing and Tenant Acquisition

Oversee property marketing initiatives across appropriate channels to attract prospective tenants and maintain high occupancy levels. Ensure units are competitively positioned and effectively promoted to target markets.

Market Research and Asset Performance Analysis

Conduct regular market research and competitor analysis to monitor market trends, rental rates, tenant demand, and commercial opportunities.

Provide recommendations to enhance revenue, occupancy, and overall asset value.

Tenant Relationship and Retention Management

Maintain strong relationships with tenants to improve retention, address concerns proactively, and enhance tenant satisfaction.

Coordinate renewals and negotiations to minimize turnover and maintain stable occupancy.

Legal and Stakeholder Coordination

Coordinate with Legal, Finance, Leasing, Facilities Management, and external stakeholders on lease agreements, tenant disputes, recoveries, contractual matters, compliance requirements, and other asset-related issues.

Reporting and Performance Monitoring

Prepare regular reports on occupancy, revenue performance, rent collections, vacancies, leasing activity, market conditions, and key asset performance indicators.

Provide recommendations to support business and investment objectives.

Asset Value Enhancement and Continuous Improvement

Identify opportunities to improve operational efficiency, increase property income, reduce

vacancies, and enhance the overall value of the residential and commercial towers.

Ensure all activities are aligned with approved asset management strategies and ownership objectives.

Requirements
  • 10+years of relevant experience in asset management, property management, or real estate operations involving residential and commercial properties. UAE experience is preferred.
  • Proven experience in rent collection, cheque collection, tenant account management, and arrears recovery to ensure optimal revenue performance.
  • Demonstrated experience in leasing, tenant retention, lease renewals, and exit management, with a focus on reducing vacancies and maximizing occupancy.
  • Experience conducting market research, rental benchmarking, and competitor analysis to support pricing strategies and revenue growth initiatives.
  • Familiarity with commercial and residential lease agreements, contract administration, and coordination of tenancy-related legal matters.
  • Experience collaborating with Finance, Legal, Leasing, and Facilities Management teams to ensure compliance, operational efficiency, and asset performance.
  • Working knowledge of property management, CRM, or ERP systems, including portfolio tracking, reporting, and performance monitoring.
