Careers International in Dubai, UAE is seeking an experienced Project Manager – Commercial Projects to lead end-to-end delivery of complex commercial projects, from pre-construction through handover. You will drive planning, budgeting, risk management, and client coordination to ensure on-schedule, on-budget results.

The ideal candidate has 8–12 years in commercial/construction or interior fit-out, strong leadership, and proficiency in MS Project, Primavera P6, AutoCAD and MS Office.

Qualifications

Bachelor’s degree in Civil Engineering, Construction Management, Architecture or related field.
8–12 years of relevant project management experience.
Experience in commercial construction / interior fit-out projects is preferred.
Proven experience managing projects from start to finish.
Strong knowledge of project planning, budgeting, contracts, procurement and site execution.

Responsibilities

Lead project planning, scheduling, and execution from pre-construction through handover.
Monitor budgets, costs, variations and cash flow; review BOQs and contracts.
Coordinate with consultants, contractors, subcontractors, suppliers, and clients.
Manage project team, risk, QA/QC, HSE compliance and reporting.

Job Summary

We are looking for an experienced Project Manager – Commercial Projects to manage and deliver commercial projects from pre-construction through completion and handover. The role will be responsible for project planning, execution, budget and cost control, client and consultant coordination, team management, quality, safety, documentation and successful project close-out.

Key Responsibilities

Project Planning & Execution

Manage commercial projects from pre-construction through completion and handover.
Develop project plans, schedules, milestones and execution strategies.
Ensure projects are delivered on time, within budget and as per approved specifications.
Monitor daily site progress and resolve project issues.
Coordinate with consultants, contractors, subcontractors, suppliers and other stakeholders.

Commercial & Cost Management

Monitor project budgets, costs, variations and cash flow.
Review BOQs, quotations, contracts, purchase orders and subcontractor agreements.
Identify potential cost overruns and implement corrective actions.
Review and manage variation orders, claims and additional works.
Coordinate with the commercial/QS team on project financial matters.
Act as the main point of contact for clients and consultants.
Attend project meetings and provide regular progress updates.
Understand client requirements and communicate them effectively to the project team.
Manage client expectations and maintain strong professional relationships.

Team Management

Lead and supervise project engineers, site engineers, supervisors, coordinators and project staff.
Allocate responsibilities and monitor team performance.
Ensure subcontractors and suppliers meet project requirements and deadlines.

Quality, Safety & Compliance

Ensure works comply with approved drawings, specifications and applicable UAE regulations.
Coordinate with QA/QC teams for inspections and documentation.
Ensure compliance with HSE requirements and company policies.
Identify project risks and implement mitigation measures.

Documentation & Reporting

Maintain accurate project documentation, reports, schedules and records.
Prepare weekly and monthly project progress reports.
Monitor project KPIs, milestones and deliverables.
Ensure proper documentation for testing, commissioning, snagging and handover.

Project Completion & Handover

Coordinate testing, commissioning, snagging and rectification works.
Ensure timely project completion and final handover.
Coordinate as-built drawings, O&M manuals, warranties and handover documents.
Support final account closure and project close-out.

Requirements

Bachelor’s degree in Civil Engineering, Construction Management, Architecture or related field.
8–12 years of relevant project management experience.
Experience in commercial construction / interior fit-out projects is preferred.
Proven experience managing projects from start to finish.
Strong knowledge of project planning, budgeting, contracts, procurement and site execution.
Good understanding of UAE construction practices, regulations and HSE requirements .
Strong leadership, communication, negotiation and problem-solving skills.
Ability to manage multiple projects and priorities.
Proficiency in MS Project / Primavera, AutoCAD and MS Office .
PMP certification or equivalent project management qualification is an advantage.
UAE/GCC project experience preferred.
