Job summary

Client of S&K HR Consulting seeks an experienced Project Manager (Civil) to lead villa construction and interior fit-out projects in Abu Dhabi from start to handover. You will supervise site activities, manage budgets, ensure safety, quality, and on-time delivery.

The ideal candidate has UAE experience, ADM registered engineer license, strong coordination with consultants, and proficiency in MS Project, Primavera P6 and AutoCAD. Immediate joiners preferred.

Qualifications

• Bachelor's degree in Civil Engineering required.
• Minimum UAE construction experience with Abu Dhabi delivery preferred.
• Proven experience managing villa construction and interior fit-out projects through final handover.
• ADM Registered Engineer license (current) and license details to be provided.
• Strong coordination with ADM/ADSSC/TAQA/Etisalat/du and consultants.
• Proficiency in MS Project, Primavera P6 and AutoCAD.

Responsibilities

• Manage full lifecycle of villa construction and interior fit-out projects from start to handover.
• Oversee all civil and finishing works, including structural, plastering, tiling, and interior finishes.
• Coordinate with consultants and authorities; manage approvals and inspections.
• Monitor budgets, variations, and cost-to-complete; ensure profitability.
• Maintain QA/QC procedures and project documentation; drive snagging and close-out.

Job description

Key Responsibilities

• Project Management amp Site Execution: Manage the complete lifecycle of villa construction and interior fit-out projects from commencement through to handover and completion certificate. Supervise day-to-day construction activities, ensuring work is completed safely, on time, within budget, and to the highest quality standards. Monitor project schedules, identify risks, and implement corrective actions to maintain project timelines.
• Construction amp Interior Fit-Out: Oversee all civil and finishing activities including Structural and civil works, Blockwork plastering and waterproofing, Flooring tiling and granite installation, External works and landscaping, Gypsum ceilings and partitions, Joinery wardrobes kitchens and cabinetry, Decorative finishes painting and polishing, Lighting installations and interior MEP coordination.
• Consultant amp Authority Coordination: Coordinate closely with consultants and inspection authorities. Manage approvals inspections and documentation with Abu Dhabi Municipality ADM ADSSCTAQAEtisalat du. Coordinate As-Built drawings consultant approvals and statutory submissions. Drive projects through final inspections handover and issuance of completion certificates.
• Commercial amp Cost Control: Review subcontractor claims and certifications. Monitor budgets variations retention and project profitability. Maintain accurate cost-to-complete reports. Coordinate with procurement and finance teams throughout project execution.
• Quality amp Reporting: Implement QA QC procedures throughout construction and fit-out. Manage snagging and final close-out activities. Prepare weekly progress reports and management updates. Maintain complete project documentation and records.

Mandatory Requirements

• Bachelor s Degree in Civil Engineering
• Minimum 8 years of UAE construction experience including at least 5 years delivering projects within Abu Dhabi
• Proven experience managing villa construction and interior fit-out projects through to final handover
• Current and valid Abu Dhabi Municipality ADM Registered Engineer licence registration details must be provided
• Strong experience coordinating with ADM ADSSC TAQA Etisalat du and consultants
• Proficiency in MS Project Primavera P6 and AutoCAD
• Good understanding of BOQs cost estimation and commercial project management
• Valid UAE Driving Licence
• MOE Equivalency and UAE Society of Engineers membership

Essential Candidate Criteria

• To be considered candidates must meet the following
• Currently based in Abu Dhabi
• Minimum 10 completed projects delivered through to Completion Certificate as the Project Manager responsible for delivery
• Demonstrated experience leading villa construction and interior fit-out projects from commencement to final handover
• Strong leadership subcontractor management and technical coordination skills
• Commercially aware with excellent cost control and project management capabilities
• Comfortable working in a fast-paced site-based environment
• Only candidates meeting the mandatory criteria will be considered
• Preference for candidates who can join immediately
